Ben Perry Hits a Personal Best in the Green Community

Tuesday 17th March, Dubai, UAE - Over the past two weeks I have been closely watching the economy, the property market, buyer intent and seller behaviour across Dubai and speaking to people at every level of the market to build a grounded, informed picture of what is actually happening on the ground.

The data points that have emerged paint a clearer picture than any headline can. From transaction volumes and viewing activity, to occupancy trends, job market sentiment and developer positioning - each one tells us something important about where this market sits today and where it is heading. 

What follows is my breakdown of the key areas, what I am seeing in each, and what I believe it means for residents, investors and businesses operating in Dubai right now.

Now, I have always been someone who finds the positive in most situations and if you need one to start with, drone interceptions are down 97% from day one. I will take that. But beyond the headlines, the micro-economics playing out across Dubai right now give you a far better indication of what is actually going on, and the data, as you will see, is a very useful guide to what the short to medium term looks like.

## The Economy: The Rhythm Is Still There

If you heard me last week saying the malls are busy and the shops are open - I am back with the same message, and I want to add some context to it. For anyone watching from outside the UAE, the fact that daily life here has a familiar rhythm may seem surprising. Transactions are happening. Leases are being signed. Car sales are being made. Real estate deals are moving. That pulse is real, and it matters.

On the leasing side, this week we signed two leases in excess of AED 1.5 million, one in Emirates Hills and one in Jumeirah Golf Estates. Long term commitments at that level, in this climate, speak for themselves. On the sales side, today alone tells its own story - a transaction in Jumeirah Golf Estates at AED 49 million, a sale in Victory Heights above AED 10 million, and a Green Community apartment completed. Three very different price points, one very clear message: buyers are transacting.

But, and this is an important caveat, that rhythm exists alongside some very real short-term pressures on the micro-economy. Occupancy is down. Travel has been disrupted. Schools brought spring break forward. These are the factors being felt on the ground by residents and businesses alike, and I will come to those in a moment.

What I want to establish first is this: the market has not frozen. What it has done is split into two very distinct camps. There are those who are sitting on the fence - cautious, waiting, watching for the international news cycle to settle and for political agreements in the region to bring stability before they move. And then there are those who are leaning in, recognising that this kind of uncertainty creates terms and opportunities that simply do not exist in a hot market.

Both are rational responses. But they tell two very different stories about where confidence sits right now, and where the opportunity lies.

## The Data Tells Its Own Story

I want to share some live numbers from across our business at Allsopp & Allsopp, because I think they say more than any opinion piece can.

This week versus last week, new buyer registrations are up 13%. New tenant registrations are up 7%. Sales viewings are up 91%. Lettings viewings are up 65%. New sales listings are up 48% and new lettings listings up 37%. Units sold are up 64% week on week, and units rented up 67%. These are not the numbers of a market in retreat. These are the numbers of a market waking back up. The activity is there. The demand is there. The people who said they would move when the dust settled - they are moving.

From February to today, buyer enquiries are down around 50%. Travel, caution, and a period of sitting on hands all play a part. Fewer buyers in the market means more pressure on sellers, and those who are serious about transacting need to be realistic. Peak price is on pause. The opportunity is in negotiating terms that work for everyone and getting the deal done.

The one number worth contextualising is price reductions - up 128% on sales and 113% on lettings. I want to be very clear about what this actually means, because it is being misread. This is not property prices falling. This is marketing prices on property portals - which in many cases were sitting well above actual sold transaction data - coming down to realistic, market-value levels. That is not bad news. That is actually good for the market. It brings asking prices in line with what properties are genuinely transacting at, which creates healthier conditions for buyers and sellers alike. I will go into more detail on this shortly.

## The Short-Term Adjustment

Businesses across every sector are making sensible, measured decisions to protect themselves over what most are treating as a two-to-four week horizon. Salaries have been temporarily reduced in some service businesses. Food and beverage outlets are managing their staffing more carefully. Real estate companies are trimming their marketing spend. Car showrooms are negotiating harder.

Everyone knows it is short term. The businesses know it. The residents know it. The employees know it. Nobody is panicking. What people are waiting for is the international news cycle to settle and for political agreements within the region to provide the stability and confidence needed to return to full speed. The light at the end of the tunnel is visible. It always has been in this city.

The bounce back will be as fast as the pause. I have seen it before, and I will see it again here.
Hotels, Hospitality and the Micro-Tourism Moment, Tourism is down. That is a fact. Some hotels were reporting occupancy in the low single digits last week, with five-star properties offering rooms at rates you simply would not see in normal times, some as low as AED 500 a night, others including food and beverage credits to attract guests. These are extraordinary deals.

And residents are responding. Instead of travelling abroad, people are staying local and taking advantage. Call it micro-tourism. Families booking staycations at hotels they have always wanted to try. It will not replace normal occupancy, but it is a genuine buffer.

Meanwhile, the local neighbourhood spots are thriving. The Crafty Fox local pub, the Ernie Els clubhouse, and the restaurants around Jumeirah Golf Estates - these places are busy. People are staying close to home and spending time locally. The smart hotels have read this too, consolidating their restaurant operations and focusing on the Thursday-to-Sunday peak rather than maintaining full operations through the week.

## For Parents: Schools, Eid and Travel

Spring break has been brought forward. The kids are home. Eid on Wednesday means most families have a natural travel window ahead of them. I will be honest, as a parent, I have felt this one personally. There is an unspoken feeling among a lot of Dubai residents that travelling right now looks like you are turning your back on the city. I want to address that directly: it does not, and it is not.

If you have travel booked, go. There has arguably never been a better time to get out, experience somewhere else, and come back refreshed. The city will still be here. The deals will still be here. And Dubai will be better for having residents who are mentally rested and ready to re-engage. That said, be aware of disruption. I have friends who arrived at the airport this week to face 12-hour delays. Have flexibility in your plans and do not travel with a tight connection or a rigid schedule right now.

## The Dubai Property Market: Separating Stock Performance from Bricks and Mortar

One of the most important clarifications I want to make right now is this: the Dubai property market has not dropped 30%. What has dropped is the share price of listed developers on the Dubai Financial Market - Emaar, Aldar, and others - and those are two fundamentally different things. What you are seeing on the stock exchange is investor sentiment reacting to news. Forward-looking markets price in anticipated slowdowns in deals, transactions and revenue, and in an environment of political uncertainty, that reaction is entirely understandable. But conflating a stock price correction with a property market crash is a misreading of the data, and it is one I want to address directly.

Emaar and Aldar are not distressed companies. Their liquidity positions are exceptional, their asset bases are among the strongest in the region, and their fundamentals remain completely intact. For investors with a medium-term view, I see this as a classic buying-on-the-dip moment. When confidence returns, and it will, these stocks will bounce, and they will bounce quickly.

## How Developers Will Respond

What developers will not do is reduce their prices. What they will do is move their payment plans. When the market is running hot, developers can demand 80% upfront with 20% on completion. That dynamic shifts in a softer period. You will see more buyer-friendly structures emerge - longer payment schedules, more flexible handover terms - designed to keep deals moving without touching the headline price.

I have seen this before. In 2015, some developers were offering six-year post-handover payment plans to keep the market liquid. I was personally on the receiving end of one of those deals. That is an extreme example, but it illustrates exactly how developers manoeuvre when the time calls for it. The incentive moves from price to terms, and for buyers who understand that, there is real opportunity in that window.

## Ready Properties: The Speculative Ceiling Is Coming Down

On the ready market, what we are seeing is speculative sellers recalibrating. For the last few years, sellers have been pushing asking prices well above the ceiling for their area - every neighbourhood has had its version of someone trying to break the price-per-square-foot record. That behaviour is pausing.

Sellers are now bringing their asking prices back in line with actual sold transaction data. We track this in real time through Dubai Land Department data and through our own platform, data.hub, which shows verified completed transactions rather than aspirational listing prices.
When you see websites reporting ‘price drops’ in the market right now, what you are largely looking at is unrealistic sellers finally aligning with reality - not a market in freefall. It is a correction of expectation, not a collapse of value.

## Off-Plan: Two Very Different Stories

The off-plan market right now is not one story - it is two, and it is important to understand the difference. Before the current political uncertainty, there was already a growing issue in parts of the off-plan space. The volume of launches over the last couple of years was extraordinary - master developers, sub-developers, everyone coming to market, and not all of it offering genuine value. International investors who bought into some of those developments with the intention of flipping before their next instalment were already finding that harder than anticipated. The current environment has accelerated that pressure. Some of those investors are now looking to exit at their original purchase price just to get out clean.

That is a real dynamic. But it is not the whole picture.

## Strong Developments Are Holding Firm

Where buyers purchased into solid, well-structured developments - ones where the pricing was genuinely compelling and the demand was real from day one - you are seeing a completely different picture. Take Jumeirah Golf Estates 2 as a live example. 166 units launched. 900 expressions of interest with cheques down. The price per square foot came in meaningfully below what transacted in JGE 1, the development quality was there, and the buyers were pre-vetted on affordability. That is not a market under stress - that is a market with a queue. We saw the same dynamic with the recent DIFC 2 launch.

Those buyers are not looking to exit. They bought with a long-term view, the fundamentals of what they purchased have not changed, and they are staying the course.

## The Opportunity Hidden in the Noise

Here is what I would say to buyers who have been watching the off-plan market but could not get into the units they actually wanted: this period may create that opening. Over-leveraged investors in sub-developer projects will look to sell at cost. Prime units in quality developments that were fully subscribed at launch may come back to market. If you have been priced out or simply missed the window, it is worth paying close attention right now.

There will be casualties in the off-plan space - investors who stretched too far in the wrong developments. But the master communities, the established developers, the projects with genuine underlying demand - those are showing exactly the resilience you would expect.

## The Bottom Line

Speaking as an investor, a long-term resident, and someone who watches this economy closely - what we are experiencing right now is, to put it politely, a bump in the road. A very real bump. But with any political scenario of this nature, there is always an end game. It is not a question of if, it is a question of when. And I say that not to dismiss the very real pressures people are feeling, but because I genuinely believe it.

There is light at the end of the tunnel when it comes to regional stability. Whether that resolution comes in days, weeks or months, there is an end point to this scenario - and this city has always been better at bouncing than it has at staying down.

When that moment arrives, the conversation will change overnight. The story will not be lower hotel occupancy and less full restaurants. It will be back to business as usual - investors returning to one of the only places on earth where property profits are tax free, rental income is tax free, and the fundamentals of asset protection are genuinely world class. People are continuing to build their lives here in a safe, secure environment for their families and their wealth. 

Dubai is doing what it does best - standing as the crown jewel of global asset protection, personal safety, and sheer forward momentum.

Reimagining Opportunity: The Luxury of Expansion 

Thursday 12th March, Dubai, UAE - Dubai Land Department reported AED 60.15 billion in total sales transaction value for February 2026, representing a 17% decrease month-on-month but an 18% increase year-on-year. The month-on-month decline is largely attributed to the strong start to the year, with January traditionally seeing elevated transaction levels as new residents relocate to Dubai. While most data points across the market were down compared to January, the overall trajectory remains positive, with the average sales price increasing by 12% year-on-year and sales transaction volume rising by 5% annually.

Residential real estate continues to dominate the market, accounting for 91% of the total sales volume and 75% of total sales transaction value, with the remaining share made up of commercial real estate. The commercial sector in particular has seen significant growth, especially in office space, where transaction volumes increased by 94% year-on-year and the average price rose by 13% month-on-month. Retail space and warehouses also recorded strong performance, with the average price increasing by 72% year-on-year. 

The secondary market has also continued to strengthen, with the average price of resale properties increasing by 15% year-on-year and transaction volumes rising by 6% month-on-month, highlighting continued demand for ready properties. Villa and townhouse sales saw a slight drop in February following the surge in activity during January, although the segment continues to show strong long-term growth with average prices increasing by 36% year-on-year. While villas and townhouses made up only 18% of the total transaction volume in February, they accounted for 43% of the total transaction value, when compared to off-plan.

The apartment segment saw modest growth from January to February, with transaction value increasing by 2% and volume rising by 3% month-on-month. Year-on-year, the impact has been more significant, with values rising by 14% and transaction volume increasing by 8%. This growth is largely driven by the continued launch of off-plan apartment developments and the substantial supply entering the market.

Within the rental market, February proved to be a slightly weaker month, with the number of rental contracts declining by 27% month-on-month. Renewals also fell by 36% month-on-month and 27% year-on-year. This can be partly attributed to a growing number of residents transitioning from renting into homeownership, as well as investors who purchased off-plan properties in recent years now moving into newly handed-over homes.
The average off-plan property price has increased by 57% year-on-year, reflecting the continued strength of Dubai’s off-plan market. Over the same period, sales volume has risen by 13% and total transaction value has increased by 17%, demonstrating sustained demand across both investors and end users.

Off-plan properties continue to account for a significant share of market activity, making up 65% of total transaction volume, compared to 35% in the secondary market. In terms of transaction value, the split is more balanced, with off-plan accounting for 52% and secondary properties representing 48%.

The growing dominance of off-plan sales highlights strong investor confidence in Dubai’s long-term growth and future development pipeline, reinforcing the city’s position as one of the world’s most dynamic and forward-looking real estate markets.

Tuesday 10th March, Dubai UAE - I’ve been in Dubai since January 2006. I’ve built a business through the 2008 financial crisis, navigated the Arab Spring, watched Brexit cause chaos for British investors, and managed lockdowns that would have broken businesses with weaker foundations. I like to think I’m reasonably well-equipped to handle most situations when it comes to business and to stay calm when others aren’t.

But a few nights ago, I heard something I’ve never heard before. A military interceptor passed over my house. The noise it made was something else entirely. For a moment, and I’ll be honest about this, because I think honesty matters - profit and loss stopped being the priority. You’re reminded, very quickly, of what actually is. That moment passed. And what has unfolded in the days since has been one of the most remarkable things I’ve witnessed in nearly two decades of living and working here.

## This Is No Longer a Regional Problem

I’ve read the comments and I’ve seen the headlines in the UK press. There are people saying the UAE has been dragged into political instability, and plenty of keyboard observers suggesting residents made a mistake being here. I understand the noise. But here is what those commentators are missing.

This is no longer a GCC issue. The United Kingdom, the United States, France, Germany, Cyprus - NATO are all actively involved. When you see British, French, and American military capability operating in the same theatre alongside the UAE, you are not looking at a regional conflict. You are looking at a global one. And that, counterintuitively, changes everything. The political heat is no longer concentrated on Dubai. The world has a stake in this region’s stability, and the world is here to protect it.

## What the UAE’s Military Response Has Shown the World

I don’t think I can ever again question the UAE’s defensive capability. What has been demonstrated over the last ten days with the intercepting of over 1,500 incoming threats with an extraordinary success rate is something no other country in the world has been tested on at this scale and passed with this level of effectiveness.

Beyond the military performance, the communication has been exceptional. The UAE government has kept residents informed, calm, and clear on what is happening. Something as seemingly small as changing the alert tone to a softer sound tells you everything about how seriously they take the wellbeing of the people living here. That is not an accident. That is intentional leadership.

And then there is the protection layer that has been built over the UAE. The US, the UK, Spain, France, Ukraine with their advanced drone technology - all present, all operating. This is not simply about defending one country. It is about defending the infrastructure of the global economy. The GCC is a central hub for international business, travel, logistics, and capital. The world has an enormous interest in keeping it functioning. That interest is now physical and present.

## Ten Days In: What I’m Seeing on the Ground

In the first 48 hours, I received a handful of messages from clients. Not many, but a few saying “get me out at any price.” I took each one seriously and responded accordingly. By day three, those messages had stopped. Not because people were burying their heads, but because they were watching the same thing I was watching: Dubai carrying on.

The malls are busy. The restaurants are packed. The offices are operating. Outside of occasionally hearing a sound in the evening sky - which most residents have now contextualised and accepted, there is no consequential disruption to daily life in Dubai. That is extraordinary given what is happening geopolitically, and it has directly shaped what I’m seeing in the property market.

The quote I keep hearing from clients, buyers, tenants and investors is this: “Dubai is my home. My kids go to school here. My business is here. Life is as usual.” For an international audience, that might be hard to believe. We live in a world of governments that overpromise and underdeliver, that prioritise political cycles over people. What the UAE has done, even through this crisis, is protect its residents and deliver on the promise of safety and stability. If you live here, you feel it.

## What the Property Market Is Actually Doing

I’ve been studying our data closely for the last ten days. Let me share what I’m seeing. In the ready and secondary market, I want to be precise because the nuance matters. People who own property and live in Dubai are not moving on price. Not even close. These owners have enjoyed four to five years of significant capital appreciation, have no mortgage stress, no financial pressure, and critically,  understand that if they discount their own asset to exit, they will find nothing cheaper to buy into on the other side. The ecosystem of buying and selling does not allow for panic discounting in isolation. Dubai residents are sitting tight, and sitting tight at their price.

Where we have seen selling instructions come in are from international and absentee owners - people watching events from a distance who feel that distance more acutely. That is a different pool of sellers, and it is worth distinguishing the two. Some of that stock will come to market. But it will not trigger a price correction on its own.

There is also something else happening that I think will quietly create opportunity. When the market is on an aggressive upward trajectory, you accumulate what I call speculative sellers - owners asking above comparable sold data, testing the ceiling. These are marketing prices, not transaction prices. What the current environment does is bring those sellers back to realistic valuations. It creates more genuinely saleable stock, priced on actual data. For a serious, long-term buyer, that is a better market to operate in than one driven by froth.

And the data backs this up. The last three days have shown a 75% increase in viewing activity compared to the first three days of the regional unrest. That is not a market in retreat. That is buyers and tenants re-engaging with confidence.

On the off-plan side, I’m watching developers launch with full rooms. More telling to me are the clients who reserved properties four to five weeks ago, right in the middle of the uncertainty, who are still coming in this week to sign their SPAs. We are not seeing people walk away from commitments. If developers make any adjustments, I expect them to be creative around payment plans, but price per square foot? The underlying values are holding.

I want to be transparent about something, because I think it adds to the picture rather than undermining it. We are fielding calls from off-plan investors asking about their legal position - what happens if they want to pull out, what the contractual implications are, what their options look like. That is a natural and legitimate question when the world feels uncertain, and we take every one of those conversations seriously. But here is what happens when you have that conversation properly - when you walk through what other investors are actually doing, what we are seeing on the ground, what the sentiment genuinely is in this city right now. Almost without exception, those investors don’t pull out. They don’t just stay put out of inertia either. They end the conversation with more confidence in the UAE than they had when they started it. The logic holds up. The fundamentals hold up. And when people are presented with reality rather than noise, they arrive at the right conclusion themselves.

And for the investors circling, looking for distressed deals, I’ll say this plainly. Where genuine value does exist, there are international funds and institutional buyers ready to move before any opportunistic retail investor gets a look in. The window for “cheap” in Dubai has been closed for some time.

## Where I’m Putting My Own Money. And Where I’m Not

I’ll share something personal, because I think actions speak louder than opinion pieces. I owned a property in London and bought it in 2020 as a family base, outgrew it as our family grew, and eventually sold it and bought a new one in Chelsea. Six years after owning that first property, I sold at a 13% loss. As an international buyer on the replacement, I paid 17% in stamp duty to the government before I’d even moved a piece of furniture in. If I’d rented it in the interim, the rental income would have been taxed. If I’d made a profit on the sale, that would have been taxed too.

Now look at Dubai. Your transfer fee is 4%. There is no capital gains tax. There is no income tax on rental earnings. And when you want to sell, you are operating in one of the most liquid property markets on earth where transactions move quickly, cleanly, and efficiently. Yes, there is a geopolitical situation unfolding around the region right now. But the structural proposition of investing here has not changed by a single percentage point.

For anyone who follows my content or reads my newsletter: I am an investor myself, and I want to be completely transparent about what I am doing. I am selling nothing. I have off-plan in Jebel Ali. I have off-plan in Ras Al Khaimah. I have commercial assets. I have rental income properties. I have branded residential holdings, including at the Atlantis Royal, One Zaabeel, I have small rental Apartments. My home is at Jumeirah Golf Estates. Not one of these assets is for sale, and none will be in the foreseeable future. I say that not to list some of what I own, but to be clear: I put my money where my analysis is. And my analysis says Dubai, right now, remains one of the best places in the world to hold real estate.

## The Sentiment Is Resilience And It Has Been Earned

I’ve spoken to people in the UK this week who have told me that watching how the UAE has handled this situation has made them want to invest and live here more, not less. That is not marketing. That is a lived response to what people are observing in real time.

This has been one of the most significant tests Dubai has ever faced as a city and as a proposition for residents, businesses, and investors. We are ten days in. The malls are open. The deals are being signed. The data is moving in the right direction.

Dubai has come through it in flying colours so far. And I say that not as a headline, but as someone who has been here every single day watching it happen.

Dubai's Next Big Off-Plan Development of 2026: The Wilds by Aldar


Dubai, UAE, Monday 23rd February 2026 - Dubai’s rental market is entering a period of stabilisation, according to the latest data from the Dubai Land Department and Allsopp & Allsopp, as increased supply begins to moderate price growth across key segments.

In January, Allsopp & Allsopp recorded a 48% increase in rental transaction volume alongside a 5% rise in total rental value. While activity remains strong, the modest value growth relative to transaction volume suggests that rents are no longer accelerating at the pace seen in previous years.

Year-on-year figures indicate further rebalancing with the DLD reporting that renewals declined by 15% in volume and 9% in value, while new rental contracts fell by 3% in volume and 4% in value. With the dip in renewals and new contracts, rental prices are expected to even out over the course of 2026. 

The average lettings price across apartments and villas and townhouses has dipped 25% year-on-year, signalling that pricing pressure is easing in certain areas of the market.

“After several years of consistent rental growth, we’re now seeing the market move into a phase of stabilisation,” says Lewis Allsopp, Chairman of Allsopp & Allsopp.“Demand is still very much there, but as more supply comes to market, particularly apartments, the pace of rental prices increases is slowing. This is a healthy sign for Dubai showing that the market is becoming more balanced and sustainable for the long term.”

Supply is playing a central role. In the sales market, nearly 80% of January’s off-plan transactions were apartments as well as off-plan accounting for 78% of the total sales value. As more apartments enter the pipeline compared to villas and townhouses, increased inventory is expected to place further downward pressure on apartment rents.

Apartments have already recorded a year-on-year dip of 11% in rental volume and 5% in value and this is where the biggest price adjustment is expected to occur. In contrast, villas and townhouses remain more supply-constrained, with a 10% dip in rental volume year-on-year and just over 1% in value, but prices remain competitive and attractive for tenants, supported by steady month-on-month activity.

Importantly, demand remains robust. Month-on-month, Allsopp & Allsopp reported a 70% increase in listings, 50% growth in registrations, and a 53% rise in viewings when compared to December, demonstrating continued tenant activity even as prices begin to stabilise. January always tends to be slightly higher month on month due to the influx of residents at the start of the year but we expect this to continue throughout the year. 

The data points toward a maturing rental market: demand remains strong, but growing apartment supply is easing upward pressure on rents. Dubai’s rental landscape is not slowing; it is recalibrating toward greater balance.
