Q3 is done and dusted. Lewis and Carl Allsopp sat down to go through Allsopp & Allsopp’s latest quarterly figures, and some of the numbers surprised even them. So much so that at one point the question came up: will people even believe us?

From record rental deals to a sharp slowdown in off-plan launches, here is a look at what was covered. For the full breakdown and their predictions for Q4, [watch the episode.]()

## The Shift Between Off-Plan and Ready Property
The market has changed significantly over the last few months, and it is not affecting everyone equally. Brokerages built almost entirely on off-plan are feeling the pressure, and many are now trying to break into the secondary market, which is a very different game.

Ready property tells a different story. People still change jobs, start families and need more space, and that cycle keeps the market moving whatever the wider conditions. Hear why the pair believe ready homes are proving so resilient.

## Why Off-Plan Launches Have Slowed
Since early August, there have been an estimated 15 to 18 new off-plan launches in Dubai. Compared with the pace earlier in the year, that is a reduction of around 75%.

So what is behind it? Buyer sentiment is only part of the picture. The pair explain the factors they believe are causing developers to pause, and why the worst thing a developer can do right now is launch and not sell out.

## The Payment Plan That Is Still Selling
Some developers are still selling well, and the common thread is the payment plan. The pair discuss the structure that is enticing buyers in today’s climate, why many current plans are not, and the advice they would give anyone weighing up an off-plan purchase right now.

There is also a frank conversation about buying off-plan on hope rather than a plan, and the role social media has played in that.

## Big-Ticket Deals Are Back
Last week, Allsopp & Allsopp sold a AED 66 million villa on Palm Jumeirah. After several quiet months for high-value transactions across the industry, larger deals have returned since June and July.

Why are buyers committing to significant purchases during a period of regional uncertainty? The answer may change how you approach your next offer.

## Our Q3 Sales Data
The headline figures are strong. Our average sales price rose 14% quarter on quarter, with every month of the quarter recording double-digit growth in both value and volume. Transaction volume in Jumeirah Golf Estates, one of our key communities, rose 30% compared with Q2, while secondary volume across the wider market increased by 15%.

The pair also tackle the question every brokerage faces: do agents talk the market up? Their answer, and why they believe both buyers and sellers can rely on what they share, is worth hearing in full.

## Why Handover Delays Could Push Prices Up
Both Lewis and Carl have recently received handover delay notices on their own investments, some of them for 12 months. With around 460,000 units under construction, and only a small share of them villas and townhouses, the timing of handovers matters.

Their view on what delays mean for prices is clear, and they explain exactly why in the episode.

## A Very Busy Rentals Market
Rentals are one of the stories of the quarter. According to the Dubai Land Department, new lease contracts rose 61%. Within our own business, average letting prices rose 4% quarter on quarter.

The team also closed some remarkable deals, including a record AED 1.6 million annual rental in The Meadows and a Jumeirah Golf Estates villa let for AED 2.4 million a year.

Have rents softened? Where is there room to negotiate, and where is there not? The pair share what they are seeing deal by deal, along with a few lessons learned as landlords themselves.

## Why Property Management Matters
Who takes the call when the cooker breaks, a cheque bounces or a tenant is locked out late at night? The pair explain why good property management is some of the best money a landlord can spend, and how it can help retain tenants. One of them also reveals just how many unread WhatsApp messages they have, which makes the case on its own.

## Commercial and Off-Plan Outlook
Commercial property has been one of the slower areas this year, and the pair explain why businesses are hesitant to commit to long leases and costly fit-outs right now. On off-plan, there is a growing spotlight on Abu Dhabi, and a clear view on what Dubai developers need to do to get back in the game.

## Predictions for Q4 2026
Q4 is traditionally the busiest quarter in Dubai real estate. The pair give their predictions for secondary sales, rentals, commercial and off-plan between now and the end of the year, including a specific monthly forecast for sales volumes.

Dubai Property in Q3 2026: What Our Data Really Shows

Set against the DLD lag, Allsopp & Allsopp's own Q3 figures are the more current signal, and they point to a business gaining ground rather than losing it. Average sales price rose 14% quarter-on-quarter and 5% year-on-year to AED 5,447,110, in the same quarter the wider market's average price eased. That's the headline, and it's a pattern that's held across much of this year even as DLD's own figures have moved the other way.

Transaction volume was up 4% on Q2, and total transaction value rose 19% over the same period, with year-on-year volume and value levelling out against an exceptionally strong Q3 2025.

The mechanics behind this price story are worth spelling out. By price bracket, transactions above AED 10M rose 38% quarter-on-quarter, the strongest growth of any bracket, while the AED 1-3M segment was up 11%. Only the sub-AED 1M bracket moderated against Q2. This wasn't a market-wide repricing, it was more buyers transacting higher up the market.

Villas offered the sharpest example of this story, continuing a pattern that's shown up consistently across 2026. Average villa and townhouse sale price rose 15% quarter-on-quarter to AED 8,619,368, with transaction volume up 2% and total value up 17%, a segment that simply didn't experience the same softness as DLD's own villa and townhouse figures, which eased against Q2. Amongst the quarter's top transaction was a villa at Garden Homes, Frond F, Palm Jumeirah for AED 56M, with further notable sales at Balqis Residence on Palm Jumeirah for AED 55M and a Wildflower villa in Jumeirah Golf Estates for AED 44M.

Jumeirah Golf Estates led transacting villa and townhouse areas again this quarter at an average price of AED 20,447,308, followed by Arabian Ranches and Damac Hills 2.

Apartments moved with the market rather than against it, with average price up 3% quarter-on-quarter to AED 2,589,504, transaction volume up 4%, and total value up 7%. Dubai Marina remained the top transacting area at AED 2,778,192, followed by Motor City and Dubai Hills Estate.

There's a quieter shift running underneath all of this worth flagging. Finance accounted for 67% of purchases this quarter against 33% cash, keeping financing the clear majority of how buyers transacted, consistent with the broader move toward financed purchases that's built across 2026. It's worth noting this is a quarterly average: August alone saw an even sharper split, with cash share dipping as low as 23%, so Q3's blended figure reflects some give back toward cash later in the quarter rather than a continued month-on-month slide.

Paired with the price bracket data above, financing still appears to be supporting demand higher up the market, and it's worth watching how that balance moves into Q4. British buyers led nationality data at 26% of transactions, followed by Indian buyers at 13% and Italian buyers at 5%, a reminder of the breadth of international demand underpinning the market. Listings activity moderated 9% quarter-on-quarter, while viewings held steady.

Put together, Q3 makes the case that Allsopp & Allsopp's transaction data is arguably a better real-time read on Dubai's actual market health than this quarter's transfer figures alone suggest.

Q3 2026 Dubai Sales Report: Average Prices Rise 14%

Dubai, UAE, Monday 28 September - Allsopp & Allsopp Private Office has today launched The Wealth Report, the first ultra-high-net-worth property report from a homegrown Dubai brokerage, dedicated to the city's ultra-luxury market. Subtitled "The Dubai perspective on wealth uncovered", the report examines the trends, opinions and forecasts shaping the market for properties above US$10 million.

Sales above AED 36.7 million totalled around AED 14.5 billion across 203 units, up 12% quarter-on-quarter. Standout deals included the AED 350 million sale at Asora Bay in La Mer and the AED 110 million sale at Wildflower in Jumeirah Golf Estates.

Allsopp & Allsopp Private Office's average sale price stands at AED 59.8 million. British buyers were the largest group, followed by German and Pakistani buyers, and villas made up the vast majority of sales.

Lewis Allsopp, Chairman of Allsopp & Allsopp, said: "If there is one major takeaway from the US$10 million-plus sector, it is that super-prime buyers are no longer simply looking for luxury. They expect super-luxury, underpinned by safety, healthcare and value for money. We are seeing significant international capital, particularly from high-tax jurisdictions such as the UK, relocating to Dubai for tax efficiency, security and long-term family stability. In this market, time is currency. It takes an average of 52 days from a property going live to an offer being accepted. With serious global capital in play, precision pricing and qualified access are everything."

Charlie King, Private Office Advisor at Allsopp & Allsopp, said: "Buyers at this level can tell the difference between luxury and super-luxury instantly. Waterfront addresses on the Palm and Jumeirah Bay still command headline figures, but demand is growing fast for sanctuary communities such as Al Barari, where privacy and space matter most. How you hold the property matters as much as buying it, which is why the report includes guidance on structuring."

The report also features a guide to property structuring in the UAE from M/HQ, covering Foundations for wealth preservation and succession planning. It includes a showcase of residences, from an AED 145 million villa in Al Barari to an AED 180 million residence at One Crescent on Palm Jumeirah. KOA Developments, Gulfstream Aerospace, Burgess Yachts and Maddox Gallery contribute on landscape-led development, private aviation, superyachts and art collecting.

Allsopp & Allsopp Private Office Launches The Wealth Report

If DLD's August figures show where the market has been, Allsopp & Allsopp's show where it is now, and what they show is a business getting choosier, not smaller. Average sales price rose 8% month-on-month and a full 20% year-on-year to AED 5,057,863, in the same month the wider market's average price eased. That's not a coincidence worth glossing over, it's the headline, and it's a pattern that's held for us across several months this year even as DLD's own figures have moved the other way.

The mechanics behind it are worth spelling out, because they tell more than "prices went up." Look at how our deals broke down by price bracket in August: deals between AED 5-10 million rose 20% year-on-year and 50% month-on-month, and deals above AED 10 million rose 9% year-on-year. We didn't get a market-wide repricing, we got more buyers transacting higher up the market, and the average did what averages do.

Villas told the sharpest version of this story, another month in a run that's held all year. While DLD's own villa and townhouse segment eased by more than a third year-on-year, Allsopp & Allsopp's villa volume actually rose 3%, with total value essentially flat. Jumeirah Golf Estates led the way at an eye-catching average of AED 14,594,167, followed by The Springs at AED 4,258,333 and DAMAC Hills at AED 5,550,000, a segment that, on our numbers, simply didn't experience the slowdown the wider market did.

Jumeirah Golf Estates deserves a line of its own, and it's a name that's topped this section nearly every month this year. Roughly 2 in 5 homes sold in the community last month were sold by Allsopp & Allsopp, and more than half of all the money spent on property there passed through our books.
Apartments moved with the market rather than against it, though even here the price told a different story to the volume: average apartment price rose to AED 2,706,344, up year-on-year, even as transaction volume eased. Dubai Marina remained the top transacting area at AED 2,480,250, followed by Dubai Creek Harbour at AED 2,853,333 and Jumeirah Beach Residence at AED 1,690,000.

There's a quieter shift running underneath all of this worth flagging, and it may be the single clearest green shoot in this whole report: buyers are increasingly financing rather than paying cash. The cash share of our buyers has eased two reporting periods running, from 34% in July to just 23% in August, a steeper drop than the wider year-on-year trend alone would suggest, and it continues a slide that's been building since the spring, when the split was closer to even. Whether that reflects changing buyer profiles, interest rate expectations, or simply confidence to leverage, it's a shift worth watching into September, and it lines up directly with the price bracket data above, financing appears to be actively pulling demand up-market rather than just supporting it.

Put together, August makes the case that Allsopp & Allsopp's transaction data is arguably a better real-time read on Dubai's actual market health than this month's transfer figures suggest, a reminder that the DLD numbers above will keep catching up to what's actually happening on the ground.

Dubai Real Estate Market Update: August 2026

How has Dubai's property market performed in the first half of 2026, and what could the next six months look like?

In the latest episode of Allsopp On Air, Managing Director Marc Walters is joined by Operations Director Paul Kelly and Revenue and Performance Director Daniel Moloney to break down the biggest trends shaping the Dubai real estate market. From transaction numbers and investor confidence to commercial opportunities and what's still to come this year, the team shares their perspective on where the market stands today.

## How the Dubai Real Estate Market Performed in H1 2026
The first half of the year proved that Dubai's property market continues to show resilience.
Despite geopolitical uncertainty affecting markets around the world, Dubai recorded close to 79,000 property transactions in H1, with 71% of registrations coming from the off-plan market. While the record-breaking pace seen at the start of the year slowed slightly, the panel explains why this shouldn't be viewed as a negative.

Instead, they discuss how the Dubai real estate market has matured, becoming more stable and better equipped to respond to external events than in previous years.

## Why the Dubai Property Market Continues to Attract Investors
One of the key talking points throughout the episode is confidence.
Marc, Paul and Daniel discuss why the Dubai property market continues to attract investors, end users and businesses from around the world. Government initiatives, continued population growth and long-term planning have all helped create an environment where demand remains strong.
The conversation also explores how businesses, including Allsopp & Allsopp, have adapted quickly to changing market conditions, ensuring clients continue to receive the right advice regardless of market fluctuations.

## Dubai Real Estate Market Outlook for H2 2026
Looking ahead, the team remains optimistic about the second half of the year.
Historically, Dubai has seen activity increase towards the end of the year, and the directors discuss whether a similar pattern could emerge again. They also touch on developers becoming more strategic with new project launches and how that could help maintain healthy demand across the market.
Rather than chasing short-term growth, the discussion focuses on sustainable expansion and why that's ultimately better for buyers, sellers and investors alike.
## Why Dubai Commercial Property Is Still in High Demand
The conversation isn't limited to residential real estate.
Paul highlights the continued demand for quality commercial space across Dubai, discussing how new developments could help address the shortage of premium office stock.
As more international businesses establish themselves in the emirate, Dubai commercial property continues to present opportunities for both occupiers and investors.
## What Current Dubai Property Market Trends Mean for Buyers and Investors
Another interesting topic covered in the episode is the rental market.
The team explains why recent adjustments in rental prices shouldn't necessarily be viewed negatively. Instead, a more balanced market creates greater long-term sustainability, helping Dubai remain attractive to both new residents and existing homeowners.
Combined with supportive government policies and continued infrastructure investment, the directors believe the Dubai property market is well positioned for future growth.

THE H1 TWIST NOBODY EXPECTED.jpg

The Truth About Dubai's Property Market in 2026 So Far

## Dubai Real Estate Market Update 2026
In this episode, Managing Director Marc Walters, Performance and Revenue Director Daniel Moloney, and Chairman Lewis Allsopp break down what is really happening in the Dubai real estate market right now, beyond the headlines and data.

This is a ground-level view of how the market is performing, how buyer behaviour has shifted, and how leading brokerages are adapting in real time.

## Is Dubai Real Estate Slowing Down?
The conversation opens with the early impact of recent geopolitical tension and how it temporarily affected confidence across the Dubai property market.

The team discusses how quickly sentiment shifted, how buyers paused decisions, and why the real issue was not demand disappearing - but confidence being disrupted.

## Is Dubai Real Estate a Buyer’s Market in 2026?
Dan explains the clear shift towards a more buyer-led market, where decision cycles are longer and negotiations are more complex.

Agents are no longer operating in a fast FOMO environment - instead, they are dealing with more cautious buyers who require education, trust-building, and structured negotiation strategies.

## Dubai Property Market Forecast
Lewis provides a macro view on why Dubai continues to outperform globally, highlighting infrastructure, government responsiveness, and long-term planning as key drivers of confidence.

Despite short-term volatility, the long-term Dubai property market forecast remains strongly supported by ongoing investment and global demand.
Why Exclusivity Matters When Selling Property in Dubai

Marc and Dan break down why exclusivity has become more important than ever in the current Dubai real estate market.

With fewer active buyers and longer sales cycles, multi-agency listings often lead to diluted pricing, inconsistent messaging, and weaker negotiation outcomes.

A controlled, single-agency strategy is now seen as essential for protecting value.

## The Truth About Dubai Real Estate Headlines
The discussion also looks at what the real data is showing behind the scenes - including shifts in viewings, transactions, and lead generation versus headline figures that can be skewed by off-plan activity.

The key takeaway: the Dubai real estate market has not stopped - it has normalised and become more selective.

## How Dubai Real Estate Agents Are Adapting in a Changing Market
The episode highlights how internal teams have responded, from junior agents stepping up and closing their first deals, to increased training and tighter structure across the business.

This section shows how real estate performance is being driven by discipline, not just market momentum.

## Is Dubai Real Estate Still a Good Investment?
Even in a slower cycle, the conversation reinforces that opportunity still exists in Dubai property - particularly for long-term investors who understand timing, value, and negotiation leverage.

The key difference now is selectivity: better deals are available, but they require better positioning.

## What Is Really Happening in the Dubai Property Market
This episode goes beyond surface-level commentary and provides a real-time view of how leadership, structure, and execution determine performance in a shifting market.

While headlines may suggest uncertainty, the reality is more nuanced - Dubai real estate is evolving, not declining, and the businesses that adapt fastest will continue to outperform.

The Reality Behind the Headlines in Dubai Real Estate

April's data presents a market in transition. While total sales value reached AED 47.2 billion - a strong 9% increase month-on-month from March - the year-on-year comparison reflects the broader recalibration that has characterised the market since the geopolitical uncertainty of early 2026. Volume and value remain below April 2025 levels, down 19% and 17% respectively, however it is important to contextualise this against one of the strongest months on record a year prior.

The more meaningful signal in April's data is the month-on-month recovery. Transaction volume rose to 13,799 - up 3% from March - while total market value climbed by over AED 3.9 billion in a single month. Average sale price increased by 6% month-on-month to AED 3,418,168, and remains 2% ahead of April 2025, confirming that pricing has not only held but continued to edge upward through the adjustment period.

The off-plan segment continues to dominate, accounting for 76% of transaction volume and 70% of total value. Off-plan activity generated AED 26 billion in April alone, up 13% month-on-month, with the market demonstrating continued investor confidence in Dubai's development pipeline. The secondary market, while smaller in volume, contributed AED 11 billion and is showing early signs of renewed momentum as buyer sentiment stabilises.

Average price per square foot for residential property now stands at AED 1,973 - up 3% month-on-month and 8% year-on-year - a metric that perhaps best captures the sustained upward pressure on values that has defined Dubai real estate through this period of adjustment.

Overall, April's data points to a market that has moved through the cautious phase we saw at the end of Q1 and is beginning to regain its footing, with pricing resilience and improving monthly volumes providing a constructive platform heading into the summer months

April-2026 Cover_BLOG.jpg

Dubai Real Estate Rebounds in April 2026 as Market Regains Momentum

In March and April we saw a natural pause in activity across Jumeirah Islands, with global and regional uncertainty impacting buyer decision making and overall transaction volumes. While the number of completed deals was much lower than in previous months, this reflects a temporary shift in sentiment rather than any change in the underlying strength of the community.

The ultra-prime segment continues to set the tone, there is still clear appetite for fully upgraded, turnkey homes finished to the highest standards. These properties remain the benchmark and continue to attract premium buyers who value design, quality, and immediate usability.

What remains clear is that demand for Jumeirah Islands particularly for well located, high quality villas continues to be strong. Serious buyers are still active in the market, however they are taking more time, being more selective, and negotiating more carefully. If anything, we’ve seen the market shift slightly in favour of buyers over the past few weeks. The buyers we are dealing with are genuine, but they want to feel confident before committing.

At the same time, we are seeing sustained interest in unrenovated villas, particularly from investors and end users looking to create bespoke homes or add value through refurbishment. This dual demand turnkey luxury and renovation opportunity continues to underpin the long term appeal of the community.

While short-term activity has slowed, fundamentals remain very strong. Jumeirah Islands continues to benefit from limited supply, a prime central location, and its reputation as one of Dubai’s most established villa communities.

As market conditions stabilise, we expect confidence to return, with well priced and well presented properties continuing to perform best. Sellers who remain realistic and aligned with current market conditions are still achieving strong results.

Overall, March and April should be viewed as a period of consolidation rather than decline providing opportunities for both buyers and sellers to make well considered decisions in a more balanced market environment.

Jumeirah Island - Cover - April 2026-Blog.jpg

Sustained Demand for Quality Villas Continues to Support Jumeirah Islands Market

In the latest episode of Taking Care of Business, Carl Allsopp and Lewis Allsopp break down what’s actually happening in the Dubai property market right now, cutting through the noise of global headlines to focus on the reality on the ground.

With ongoing geopolitical uncertainty and shifting economic conditions, there’s no shortage of speculation. What this conversation does is bring it back to facts, experience, and what buyers, sellers, landlords and tenants should realistically expect in the current climate.

## Understanding the Mortgage Landscape
One of the most immediate changes being felt across the market is within mortgage approvals. Banks are undeniably taking a more cautious stance, with some buyers facing higher deposit requirements and more detailed affordability checks than before.

However, this hasn’t stopped the market, it’s simply changed how people need to approach it. Buyers who are organised, have clear financials, and are speaking to [experienced mortgage brokers](https://www.allsoppandallsopp.com/dubai/properties/mortgages) early in the process are still moving forward successfully. The key shift is preparation, the days of leaving finance to the last minute are becoming far less viable.

## To Sell or Not to Sell?
For sellers, the question isn’t as straightforward as whether now is a “good” or “bad” time to list. It comes down to individual motivation and timing. If there is no pressing reason to sell, reacting purely to external uncertainty can often lead to rushed decisions that don’t maximise value.

The market remains active, but it has become more considered. Buyers are taking more time, asking more questions, and negotiating more carefully. As a result, pricing strategies need to reflect current conditions, not peak-market expectations. Sellers who align with the market are still achieving strong results, while those chasing outdated pricing are seeing slower movement.

## Is Now a Good Time to Buy?
From a buyer’s perspective, periods like this can create genuine opportunity. When there is uncertainty, there is often more flexibility in negotiations, particularly on properties where sellers are motivated.

That said, the best opportunities are not available indefinitely. The buyers securing the strongest deals are the ones who are ready to act, financially prepared and confident in their decision-making. Waiting for complete certainty often means missing the window where the most favourable prices are available.

## What Is It Like In Dubai Right Now?
Despite global narratives, the reality within Dubai remains steady. The city continues to operate at pace, with businesses open, people relocating, and transactions taking place across all sectors of the property market.

There can often be a disconnect between international perception and local reality. While sentiment globally may fluctuate, Dubai’s underlying activity levels highlight a market that is still functioning, still attracting demand, and still offering long-term appeal.

## Comparing Current Events to The Past
Dubai is no stranger to periods of global uncertainty. From the 2008 financial crisis to the impact of COVID-19, the market has consistently demonstrated an ability to recover and rebuild momentum.

Each cycle has followed a similar pattern-an initial slowdown driven by caution, followed by a return of confidence once stability begins to re-emerge. That historical resilience is a key factor when assessing the current market and what may follow.

## The Path Ahead for the Market
Looking forward, the performance of the market will largely depend on the return of global confidence. It doesn’t require perfect conditions, but it does rely on clarity. Once that begins to settle, demand typically follows.

Dubai, in particular, has shown that it can respond quickly in these moments. When sentiment shifts, activity often accelerates at pace, reinforcing its position as a leading destination for property investment.

The overall message from Carl and Lewis is clear. Decisions should not be driven by short-term fear or headlines, but by individual circumstances, long-term objectives, and access to accurate, real-time market insight.

In a market like Dubai, those who stay informed and act with clarity are always in the strongest position, regardless of wider global conditions.

Black swan review-1.jpg

Is This Dubai’s Black Swan Moment? What the Market Is Really Telling Us

Dubai’s property market has seen a short-term adjustment over the past four weeks, as regional geopolitical tensions have influenced buyer sentiment and transaction volumes, according to Allsopp & Allsopp.

Transaction activity slowed across March, with a clear shift in behaviour. Following a strong start to the year, the market has moved into a more cautious, “wait and watch” phase. Despite this, total sales value across commercial and residential sectors reached AED 172 billion in quarter one, highlighting underlying strength.

Quarter-on-quarter, the average sales price increased by 14% to AED 3.7M, while year-on-year prices are up 19%, reinforcing continued upward pressure despite short-term uncertainty.

Total sales volume and value softened, with volumes down 18% and value down 6%. However, year-on-year performance remains positive, with quarter one 2026 delivering 24% higher sales value and a slight increase in volume compared to quarter one 2025.

The off-plan market saw a decline, with value down 15% and volume down 22%, partly due to fewer launches compared to 2025. Despite this, off-plan still accounts for 67% of transactions, compared to 33% in the secondary market, showing continued investor demand.

In contrast, the secondary market has shown resilience, with average prices up 23% quarter-on-quarter and total sales value increasing by 10%, reflecting confidence in ready properties.

Villas and townhouses remain a standout, with average prices rising 43% year-on-year to AED 7.5M, alongside increases in both volume and value. Apartments, however, saw a short-term correction, with value down 22% and volume down 25%, while prices remained stable with a 3% increase, indicating rebalancing rather than decline.

Overall, the market has paused and adjusted rather than declined, with demand, pricing, and key segments continuing to demonstrate resilience.

Dubai Real Estate Shows Resilience in Q1 2026 Amid a Short Term Market Adjustment

February reinforced Jumeirah Islands’ status as one of Dubai’s most sought-after communities, with 31 properties listed and 11 sold over the month.

The community continues to make headlines with record-breaking villa sales. At the end of January, Allsopp & Allsopp sold a AED 52 million Master View villa, purchased as a renovation project by an end user intending to customise the property to their own taste and style. That record was surpassed in February with a AED 65 million sale, delivered fully upgraded to an exceptional standard. Landscaping was completed by luxury contractor MDO Landscaping, while the full interior transformation was carried out by New Evolution, reflecting the growing appetite for turnkey ultra-prime homes.

The rapid rise in prices for Master View villas from AED 46 million to AED 65 million in under a year demonstrates the intense demand for ultra-prime homes. Buyers are increasingly seeking properties that combine space, design, and turnkey luxury, reflecting their lifestyle and willingness to pay a premium. With more high-net-worth individuals relocating to Dubai for its tax-efficient environment and business opportunities, competition for the very best properties continues to intensify.

While many homeowners are renovating properties to market them as turnkey, there remains strong interest from both end users and investors in unrenovated homes that offer potential for personalisation or future value growth.

Jumeirah Islands continues to show that location, lifestyle, and luxury finishes drive record sales. With limited stock and high demand, buyers are competing for the community’s most exclusive residences, underlining its position as one of Dubai’s most prestigious addresses.

Record-Breaking Sales Signal Surging Demand in Jumeirah Islands

Dubai, UAE, Monday 23rd February 2026 - Dubai’s rental market is entering a period of stabilisation, according to the latest data from the Dubai Land Department and Allsopp & Allsopp, as increased supply begins to moderate price growth across key segments.

In January, Allsopp & Allsopp recorded a 48% increase in rental transaction volume alongside a 5% rise in total rental value. While activity remains strong, the modest value growth relative to transaction volume suggests that rents are no longer accelerating at the pace seen in previous years.

Year-on-year figures indicate further rebalancing with the DLD reporting that renewals declined by 15% in volume and 9% in value, while new rental contracts fell by 3% in volume and 4% in value. With the dip in renewals and new contracts, rental prices are expected to even out over the course of 2026.

The average lettings price across apartments and villas and townhouses has dipped 25% year-on-year, signalling that pricing pressure is easing in certain areas of the market.

“After several years of consistent rental growth, we’re now seeing the market move into a phase of stabilisation,” says Lewis Allsopp, Chairman of Allsopp & Allsopp.“Demand is still very much there, but as more supply comes to market, particularly apartments, the pace of rental prices increases is slowing. This is a healthy sign for Dubai showing that the market is becoming more balanced and sustainable for the long term.”

Supply is playing a central role. In the sales market, nearly 80% of January’s off-plan transactions were apartments as well as off-plan accounting for 78% of the total sales value. As more apartments enter the pipeline compared to villas and townhouses, increased inventory is expected to place further downward pressure on apartment rents.

Apartments have already recorded a year-on-year dip of 11% in rental volume and 5% in value and this is where the biggest price adjustment is expected to occur. In contrast, villas and townhouses remain more supply-constrained, with a 10% dip in rental volume year-on-year and just over 1% in value, but prices remain competitive and attractive for tenants, supported by steady month-on-month activity.

Importantly, demand remains robust. Month-on-month, Allsopp & Allsopp reported a 70% increase in listings, 50% growth in registrations, and a 53% rise in viewings when compared to December, demonstrating continued tenant activity even as prices begin to stabilise. January always tends to be slightly higher month on month due to the influx of residents at the start of the year but we expect this to continue throughout the year.

The data points toward a maturing rental market: demand remains strong, but growing apartment supply is easing upward pressure on rents. Dubai’s rental landscape is not slowing; it is recalibrating toward greater balance.

Dubai Rental Prices Set to Stabilise as New Supply Enters the Market

Kicking off the new year with CEO Carl Allsopp and Chairman Lewis Allsopp on how millionaires build wealth in Dubai.
In this episode of Taking Care of Business, CEO Carl Allsopp and Chairman Lewis Allsopp share how they’ve built long-term wealth and scaled a successful business in Dubai.

They reflect on a record-breaking year, discussing why planning, execution, and data-driven decisions matter more than New Year’s resolutions. The conversation covers scaling a business, building strong leadership teams, investing in technology and AI, and maintaining high standards in a competitive market.

Carl and Lewis also touch on personal priorities such as family, health, and creating sustainable success beyond business.

Essential listening for entrepreneurs, business owners, and anyone interested in how millionaires build wealth in Dubai.

## Why Planning Beats Hope
One of the strongest themes throughout the conversation is the difference between intention and action. While goal-setting is common at the start of the year, real progress only happens when plans are broken down, measured, and executed.

Using the past year as a case study: setting clear revenue targets, analysing market data, understanding seasonality, and aligning headcount, marketing spend, and leadership around those numbers. The result wasn’t accidental growth, but a record-breaking year that exceeded expectations well before year-end.

The takeaway is simple but powerful - success rarely comes from reacting on instinct alone. It comes from methodical planning followed by disciplined execution.

## From Founder-Led to Scalable Wealth
A key turning point discussed in the episode is the transition from running a profitable business to building scalable wealth. In the early stages, founders are often the heartbeat of the company - driving sales, culture, and momentum personally. But long-term scale demands something different.

Letting go, building layers of strong management, and trusting data and processes over personality are uncomfortable but necessary steps. True scalability begins when the business no longer depends on one individual to function or grow.

This shift from being the most valuable person in the company to empowering others to take that role is described as one of the hardest but most important decisions business owners face.

## Data, Discipline, and Decision-Making
Another standout theme is the growing role of data in modern business. With access to detailed market share insights, performance benchmarks, and real-time metrics, decisions are no longer based on guesswork.

Whether it’s investing in marketing, hiring senior leadership, or entering new markets, every major decision is framed around return on investment, performance tracking, and long-term value. At the same time, the conversation acknowledges that not all decisions are purely numerical - intuition, experience, and cultural fit still matter, particularly when it comes to people.

## Standards as a Non-Negotiable
As businesses grow, maintaining standards becomes harder and more important. The episode is clear on this point: professionalism, accountability, presentation, and care for clients are non-negotiable.

Culture isn’t preserved by slogans, but by what leadership is willing to enforce consistently. In a highly competitive environment like Dubai, the businesses that endure are those that act like market leaders every day, not just when conditions are favourable.

## Personal Success Beyond Business
While the discussion is rooted in business performance, it repeatedly returns to personal priorities. Time with family, health, and creating meaningful experiences are framed not as side goals, but as measures of real success.

From travelling with children while they’re still young, to investing in long-term health, the episode highlights that wealth is most valuable when it supports the life you want to live - not the other way around.

## Looking Ahead in 2026
The conversation closes with a forward-looking perspective: continued investment in technology and AI, expansion beyond Dubai, and preparing for the challenges that come with further scale. Growth brings opportunity, but also complexity, and staying ahead requires constant adaptation.

For anyone building a business, investing in Dubai, or simply interested in how high-performing entrepreneurs think, this episode offers a candid look at what success actually looks like behind the scenes - measured, disciplined, and built over time.

Asking Millionaires How They Got Rich in Dubai

This week on Keys to the City, Kameron sits down with Emma Kerr to explore her incredible journey from professional ballet dancer to successful real estate agent in Dubai.

They dive into the challenges and rewards of making a major career change, the discipline and resilience Emma carried over from ballet, and how she navigated moving to a new country to start a commission-only role. Emma shares how she built momentum in lettings before transitioning to sales, overcame early setbacks, and achieved a milestone by earning more from a single transaction than she did in an entire year as a professional dancer.

They also discuss the importance of support networks, staying focused under pressure, and why embracing new opportunities can be life-changing. Emma opens up about balancing her career growth with personal development, showing how dedication and persistence can lead to extraordinary results in Dubai’s real estate market.

## Life Before Dubai: Discipline Behind the Spotlight
Before joining Allsopp & Allsopp, Emma spent over a decade performing with Birmingham Royal Ballet. Her career involved months of rehearsals followed by live performances, touring across the UK and internationally, demanding consistency, adaptability, and physical endurance. Learning early on that ballet is as mentally demanding as it is physical.

## Knowing When It’s Time for Change
Despite loving ballet, Emma always knew it wasn’t a career that would last forever. By the age of 30, she faced a decision: continue for a few more years or embrace a completely new path. Teaching was an option, but not a passion. Instead, she chose something unfamiliar - real estate.

A recruitment event in Birmingham introduced her to Kameron and the opportunity in Dubai. At a time when retraining in the UK felt like a long, uncertain road, Dubai represented possibility, progression, and momentum.

## Moving to Dubai: Starting from Zero
Emma moved to Dubai alone, six months before her husband joined her, to begin a commission-only role in an industry she had never worked in, without ever having visited the city before. What surprised her most wasn’t the skyline, but the safety, cleanliness, and sense of structure compared to city life back home.

## Learning the Foundations in Lettings
Emma began her real estate career in lettings, a role often described as the industry’s training ground. Working in Dubai Hills Estate - an area known for its competition - she found the first few months challenging and, at times, overwhelming.

Rather than questioning her decision out loud, Emma focused on fundamentals: following the process, listening to management, and sticking closely to the playbook. That discipline, shaped by years in ballet, became her advantage.

## Transitioning into Sales
After gaining momentum in lettings, Emma made the move into sales, suddenly and without hesitation. While the transition meant starting over once again, her area knowledge, confidence, and client experience she’d built in lettings carried through.

Her first sales deal was far from straightforward, involving multiple contract revisions and shifting circumstances. But closing it marked a turning point.

## A Defining Moment of Success
One deal, in particular, changed everything. The commission exceeded Emma’s entire annual income from her ballet career. It was the moment she knew she’d made the right decision.

That success wasn’t a one-off. In her first year, Emma achieved Senior status - requiring consistent performance and monthly targets over 12 months. For her, it wasn’t just about earnings, but about setting a goal and seeing it through.

## Support, Humility, and Long-Term Growth
Throughout her journey, Emma credits strong leadership and support within Allsopp & Allsopp, alongside her own approach: staying grounded, open to learning, and focused on long-term growth rather than shortcuts. Highlighting the importance of environment and being surrounded by people who encourage progress, accountability, and ambition without ego.

## Advice for Anyone Considering a Move to Dubai
Emma’s advice is honest and measured: Dubai offers opportunity, but only for those willing to work hard, stay resilient, and push through uncomfortable moments. Success doesn’t come instantly, but for those prepared to commit, it can be life-changing.

## A New Chapter Ahead
The episode closes on another exciting milestone - Emma’s upcoming journey into motherhood. Approaching it with the same calm determination she’s shown throughout her career, she reflects on the importance of support, balance, and taking things as they come.

Why Real Estate Agents FAIL (and How to Close Your First $1M Deal)

The Jumeirah Islands villa market continues to show exceptional strength, driven by a widening gap between supply and demand, particularly in the non-renovated segment. Buyers are actively seeking original-condition villas with the intention to renovate, yet availability remains limited. This shortage is creating increased competition for any well located, unrenovated properties that come to market.

At the same time, the fully renovated, high-end villa segment is becoming increasingly premium. A notable example in November was the sale of a beautifully refurbished Garden Hall villa for AED 28 million. Sold fully furnished and sitting off the main lake, it reflects the rising appetite for turnkey luxury homes especially those offered vacant on transfer. For buyers looking to access these rare, top-tier listings, having the right agent with early access and insider contacts is more essential than ever.

Market-wide, Dubai recorded AED 45.9 billion in total sales transaction value in November, representing a 35% year-on-year increase and reinforcing strong confidence across the property landscape. However, an imbalance persists in supply with 90% of November’s off-plan launches attributed to apartments, with zero villa launches. This lack of new villa stock is directly fuelling demand in established communities like Jumeirah Islands, where homeowners are holding on to properties, limiting resale opportunities.

Allsopp & Allsopp’s November sales reflect this premium demand, with two major transactions in Jumeirah Islands, a five bedroom villa sold for AED 52 million and an Entertainment Foyer sold for AED 37 million. Both demonstrate the community’s continued appeal to ultra-high-net-worth buyers.

Property sales over AED 10 million across Dubai have increased by 8% year-on-year, maintaining a steady upward trajectory. This aligns with the influx of high-net-worth individuals relocating from the UK and Europe, many of whom are seeking private, waterfront communities like Jumeirah Islands.

With limited supply, rising demand, and a growing luxury buyer pool, Jumeirah Islands remains one of Dubai’s most desirable and competitive villa markets. Buyers seeking homes here must stay close to leading agents such as ourselves to gain first access to upcoming listings, especially as renovated and non-renovated villas continue to attract exceptional premiums.

The Underdogs: They Turned $0 Into a Billion Dollar Real Estate Business

The Jumeirah Islands market continues to demonstrate strong momentum, driven by high-net-worth end users and a growing appetite for both turnkey and renovatable luxury homes.

One of the most defining shifts in the community over the past year has been the rise in off-market opportunities. There are currently 20 villas being quietly traded off line with Allsopp & Allsopp, reinforcing the importance of working with an area specialist who has direct access to private sellers. In Jumeirah Islands, the most valuable properties are rarely advertised, they are brokered through networks, not listings.

Buyer demographics remain diverse, but the most active nationalities this month have been Indian, German, South American, British and wider European buyers, many of whom are purchasing as end users rather than investors which has been a notable shift from previous years.

The standout transaction this period was a fully renovated and extended Garden Hall villa backing onto the lake, sold for AED 33 million. This sale is a benchmark for what the upper tier of Jumeirah Islands can now achieve when properties are modernised to high international standards.

While premium renovated villas are commanding record prices, there is a parallel trend growing rapidly where buyers are deliberately seeking unrenovated homes so they can customise layouts, finishes, and extensions to suit their own lifestyle and design identity. Unlike the last four to five years, where investor-led purchasing dominated the community, recent increases in extension and modification fees have reshaped the market pushing out those flipping properties and bringing in long-term residents who plan to live in the home.
As a result, Jumeirah Islands has transitioned into an end-user-driven community, and this is reflected in both pricing stability and property turnover. Buyers today are purchasing with intention, not speculation and are increasingly prioritising plot size, lake views, and renovation potential over ready-made interiors.

With demand rising and supply tightening especially in premium clusters access to accurate, real-time intelligence is now more valuable than ever. In Jumeirah Islands, knowing the right agent doesn’t just help you buy faster it determines whether you get access to the best villas at all.

Why Dubai’s Top Sellers Are Going Off-Portal with Allsopp & Allsopp

The October Market Snapshot is available to download [now](https://strapiallsopp.s3.eu-west-1.amazonaws.com/October_2025_Market_Snapshot_Final_1_d74be4e72d.pdf?updated_at=2025-11-10T12:54:47.152Z)

Dubai, UAE - Monday 3rd November - Dubai’s real estate market is celebrating another powerful performance, with AED 46 billion in total sales transactions recorded in October, a steady 4% growth from September, according to Dubai Land Department (DLD) data.

The standout trend is the exceptional growth of the secondary (resale) market, which saw its total sales value soar by 20% and its transaction volume increase by 13% month-on-month. This exceptional momentum underscores a growing preference, with both end users and investors increasingly prioritising completed, ready-to-move-in properties that offer immediate benefits such as instant rental income or lifestyle improvements.

The health of the market is evident across the entire price spectrum. The average secondary market sales price now stands at AED 3.5 million, closely aligned with Allsopp & Allsopp’s internal data. The AED 1 to 3 million bracket expanded by 18% month-on-month, now accounting for 45% of all transactions. Notably, sales in the AED 0 to 1 million segment surged by a massive 58%. This trend clearly shows that entering the Dubai property market is now more accessible than many international buyers assume, fueling strong interest from first-time buyers and yield-seeking investors.

At the luxury end, demand is equally robust. October saw Allsopp & Allsopp complete several ultra-high-value resale transactions, including a Signature Villa on Palm Jumeirah for AED 80 million, a villa in Sanctuary Falls, Jumeirah Golf Estates, for AED 32 million, and a property in Lime Tree Valley for AED 25.75 million. These landmark deals cement Dubai's status as a top global ultra-prime destination where high-net-worth (HNW) individuals view luxury real estate as a critical long-term wealth asset.

When evaluated against off-plan, the secondary market accounted for 43% of the total market value in October, despite making up 31% of total transactions. This significant value share highlights the depth, strong liquidity, and increasing maturity of Dubai's resale sector. Year-on-year, the appreciation in the secondary market is notable, villa sales prices are up 13% and apartment prices have risen 7%. Established communities like Jumeirah Village Circle, Business Bay, and Jumeirah Village Triangle remain powerhouses for both sales and rentals.

While the rental market saw a slight cooling in volumes, new contracts down 6% and renewals down 15% month-on-month, rental prices continue their upward trajectory. Apartment rents increased by 8%, while villa and townhouse rents rose by a significant 17%, fuelled by limited supply in family communities and the ongoing influx of expat families. This combination of rising rents and soaring resale activity indicates a crucial market evolution. Many long-term tenants are now actively transitioning into buyers, finding resale properties an increasingly attractive alternative to high rental costs.

“For 17 years, Allsopp & Allsopp has had a specialised focus in the secondary market - long before Dubai became one of the most sought-after investment destinations in the world. Resale is where we built our business, and it remains the core of what we do. What we’re seeing today is a confident, mature market with real depth: real end users, real long-term investors, and tangible value appreciation across all established communities. It’s a truly exciting time for property ownership here”. said Lewis Allsopp, Chairman, Allsopp & Allsopp

Highlights:

- 12% increase in the average price per sq. ft year-on-year (DLD Data)
- Secondary market sales transaction value increase of 20% month-on-month (DLD Data)
- 25% increase in villa/TH total sales transaction volume month-on-month (DLD Data)
- Average villa/TH price has increased by 57% year-on-year (Allsopp & Allsopp Data)
- 58% increase in sales within the price bracket of AED 0-1 million (Allsopp & Allsopp Data)
- Average rental price for villa/TH increased by 17% year-on-year (Allsopp & Allsopp Data)

October Sees Dubai Secondary Market Surge to AED 20 Billion, Signaling Mature Sector

This week on Allsopp on Air, Marc and Dan take a deep dive into Quarter Three - and yes, they’ve officially been banned from saying “the market isn’t slowing down anytime soon!”
They chat about the latest investment opportunities, the surge in off-plan transactions, and what made this a record-breaking quarter for Dubai real estate.

They also get real about where they’d personally invest right now with a budget under AED 5 million, why the off-plan market is booming but still can’t keep up with demand, and just how easy it actually is to buy a property in Dubai.

We all know the Dubai property market is constantly growing but hear it straight from two of the best. They share where they’d be looking to invest, the mistakes they’ve made along the way, and whether they really think property prices could drop next year!

## Investment Insights: Where to Put Your Money

Emily starts off the podcast by asking Marc and Dan to take a deep dive into real estate investments. The question asked is, if you could invest right now where would it be, with a budget of under AED 10 million.

Dan highlights Jumeirah Golf estates for its growing appeal due to value for money and potential for growth. Marc concurs, noting the convenient location.

Marc suggests Palm Jebel Ali as a promising investment for those with long-term vision. Notably, the villas there are designed to meet modern-day luxury standards.

## Reflecting on Missed Opportunities

The trio also reflects on past opportunities they wish they had taken advantage of, such as Jumeirah Islands and The Springs. This segment underscores the importance of foresight and trusting guidance based on market trends.

## Market Trends and Predictions

The conversation naturally evolves to broader market trends, with emphasis on off-plan sales. Marc presents data highlighting a significant increase in off-plan transactions driven by a combination of population growth and market demands.

They touch upon the increasing sales of high-end properties over AED 10 million, driven by an influx of high-net-worth individuals moving to the region.

## Challenges and Opportunities in Real Estate

The discussion pivots to challenges such as the delivery of units versus the growing population. Dan points out the discrepancy between the number of units available and the demand due to Dubai’s population surge. They emphasise the need for more diverse property offerings, including villas and family homes, amidst a sea of apartment constructions.

## Forecasting the Future

Looking ahead, Dan and Marc speculate on continued price growth and market expansion. The conversation underscores affordability and access with Marc mentioning the importance of affordability and suggests that lower interest rates could bolster purchasing power.

Both Marc and Dan cast an optimistic vision for the future on the buying process foreseeing a more streamlined process for transactions, enhancing access to property.

## The Company's Outlook

Finally, Marc and Dan reflect on their company’s evolving landscape, boasting about the robust network of committed employees. They take pride in maintaining a vibrant workplace that is both innovative and efficient while preparing for future growth.
