# **Dubai First-Time Home Buyer Programme: One Year On**

**Title:** Dubai First-Time Home Buyer Programme: One Year On
**URL:** /blog/dubai-first-time-home-buyer-programme-one-year-on

**Meta description:** Dubai's First-Time Home Buyer Programme has helped 3,200+ residents buy. Here is who qualifies, what it offers and how to register, step by step.

Dubai's First-Time Home Buyer Programme launched in July 2025. It is run by Dubai Land Department (DLD) with the Dubai Department of Economy and Tourism (DET). More than a year later, it has a clear track record and a wider group of partners. This update explains who qualifies, what the programme does and does not offer, and how to use it.

## **What has happened so far?**

On 8 June, 2026, the Dubai Media Office reported that the programme had helped more than 3,200 residents buy their first home, with transactions worth more than AED 5 billion. At the same time, nine more developers joined, bringing the total to 22. Five banks also take part, and Gulf News reported that nearly 45,000 people had registered for the programme.

## **Where do first-time buyers fit in today's market?**

When the programme launched in July 2025, our Chairman, Lewis Allsopp, said he expected it to [unlock activity in the AED 1 to 5 million range](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1627-dubai-land-department-launches-groundbreaking-first-time-home-buyer-programme). Our latest figures show that part of the market is active. In October 2026, 47% of our sales were between AED 1 and 3 million, and our average apartment price was AED 2,401,103.

Most of our buyers now use a mortgage. Finance accounted for 59% of our purchases in October 2026, against 41% cash. Borrowing costs have edged up: on 17 September, 2026, the Central Bank of the UAE [raised its Base Rate from 3.65% to 3.90%, and held it there on 28 October, 2026.](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1927-uae-interest-rate-increase-what-does-the-025-rise-mean-for-dubai-mortgages) That makes the programme's preferential bank rates worth comparing carefully.

## **Who qualifies?**

According to DLD, you must:

- Be a UAE resident, of any nationality
- Be 18 or older
- Not currently own freehold residential property in Dubai
- Be buying a property valued below AED 5,000,000

The ownership test applies to freehold residential property in Dubai. If you own property elsewhere, confirm your position with DLD before relying on the programme.

## **What the programme offers**

DLD lists these benefits:

- Priority access to new launches from participating developers
- Preferential prices on off-plan units from selected developers
- Flexible payment plans on off-plan units
- Interest-free instalments for the DLD registration fee through eligible credit cards
- Better mortgage rates and fees from participating banks

The programme is not only for off-plan homes. If you buy a ready home, you can still use the banks' preferential rates and faster approvals.

## **What it does not do**

The programme does not waive or discount the DLD registration fee. You still pay the full 4% of the purchase price. What changes is how you pay it - you can spread it over interest-free installments on an eligible credit card, rather than paying it all at once at transfer.

On a home priced at AED 2,000,000, the fee is AED 80,000. Spreading it does not reduce the amount, but it does reduce how much cash you need on the day.

Installment terms depend on the card issuer. For example, Emirates Islamic's DLD payment plan offers three, six, nine or 12 months. The three- and six-month plans have no fee, while the nine- and 12-month plans carry a fee of AED 50. Check the terms for your own card before you plan around them.

There is no fee to join the programme. Standard DLD, developer and bank charges still apply.

## **How to register**

1. **Register online:** Use the DLD website or the Dubai REST app.
2. **Verify with UAE PASS:** This confirms your residency and your ownership status.
3. **Wait for confirmation:** If you are eligible, DLD emails you a First-Time Home Buyer QR code.
4. **Use the QR code:** Show it to participating developers and banks to access the benefits.
5. **Update your preferences:** If new developers join, existing members can update their preferences to include them.

If you are not eligible, DLD tells you why. You can reapply if your circumstances change.

## **Before you use it**

- **Get mortgage pre-approval:** Know your budget before you look at priority launches. Subject to the bank's terms, approval can secure today's rate for up to 90 days.
- **Compare the offers:** A preferential price is only useful if it compares well with ready homes and other launches nearby.
- **Plan your cash:** The deposit, mortgage fees and agency fees are still paid in the usual way. Our guide to the [costs of buying](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1889-what-are-the-total-costs-and-fees-of-buying-property-in-dubai) puts total additional costs at 6.5% to 7.5% of the price for a mortgage buyer.
- **Read the payment plan:** For off-plan homes, set each instalment against your income and savings.

## **Start your first purchase with us…**

Our Residential, Off-Plan and Mortgages teams can help you check that you qualify, compare programme offers with the wider market and plan your costs from reservation to keys. Talk to us before you register, so you know what you are looking for.

Dubai First-Time Home Buyer Programme: One Year On

Dubai's building boom is now arriving as finished homes. According to Dubai Land Department (DLD) data, 12,382 homes reached completion in Q3 2026, 31% more than in Q3 2025. The total matters, but the timing and location of those homes matter more. This guide looks at what is being handed over, what is still to come, and how to check supply around a home you are considering.

## **What is arriving now?**

Completions are one of the clearest signals of new supply. Sales figures show how buyers are feeling. Completions show what has actually been built. As we set out in our piece on [Dubai's handover wave](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1961-Dubai%E2%80%99s-Handover-Wave:-What-12,382-Completions-Mean-for-Buyers-and-Tenants), a project launched two or three years ago does not stop because the market has a quieter month. It reaches completion and is handed over.

The pace has been building through the year. Our [July 2026 market update](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1892-dubai-real-estate-market-update-july-2026) recorded 4,782 completed units in July alone, 51% more than in July 2025.

Most of this new supply is apartments and townhouses, which is where much of the recent off-plan building has been focused.

## **What is still to come?**

The pipeline remains large. In our [Q3 2026 review](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1958-dubai-property-in-q3-2026-what-our-data-really-shows), Lewis and Carl Allsopp pointed to around 460,000 units under construction in Dubai, with only a small share of them villas and townhouses.

Under construction is not the same as delivered. Both founders have received handover delay notices on their own investments, some for 12 months. When completions slip, new homes arrive later, which can keep rents and resale prices firm in the meantime.

New launches have also slowed. The same review estimated 15 to 18 new off-plan launches since early August, around 75% fewer than the pace earlier in the year. Fewer launches today mean fewer handovers in the later years of the decade.

## **Why supply is local**

Citywide totals hide the detail that affects your home. Most of the extra choice is in newer, apartment-led communities where large projects are completing. Established villa communities with little new supply are still competitive, and well-presented family homes in mature areas continue to let quickly.

Our own data reflects this. Our [villa and townhouse lettings](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1949-allsopp-allsopp-villa-and-townhouse-lettings-climb-17-on-last-year-as-tilal-al-ghaf-leads-family-demand) rose 17% in volume on Q3 2025 and 42% on Q2, led by Tilal Al Ghaf, Arabian Ranches and The Springs. In our [Q3 2026 sales report](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1953-q3-2026-dubai-sales-report-average-prices-rise-14), our average villa and townhouse sale price rose 15% on Q2 to AED 8,619,368, against a 3% rise for apartments to AED 2,589,504.

In practice, two homes at the same price can face very different futures. One sits in an established community with little new building nearby. The other sits next to thousands of units due over the next three years.

## **What heavy nearby supply can mean**

- **More competition when you sell:** Buyers can choose from new homes nearby, and some off-plan investors sell at or soon after handover
- **Pressure on rents:** If you let the home, new stock competes for the same tenants
- **Change around you:** Construction traffic and noise, then new shops, schools and services as communities fill
- **Opportunity:** A buyer who arrives as supply peaks often has more choice and more room to negotiate

## **How to check supply near a home you like**

1. **Map the projects:** List every project under construction within walking or short driving distance.
2. **Check their status:** Confirm registration and stated completion dates through DLD channels, including the Dubai REST app.
3. **Look at the type of home:** A new apartment tower competes less with a villa than with another apartment.
4. **Check the timing:** Note which projects are due for handover in the years you might want to sell or let, and allow for delays.
5. **Compare with demand:** Look at recent sales and rental activity in the area, not just the number of new units. Our [data.hub](https://www.allsoppandallsopp.com/dubai/properties/property-data-hub) shows agreed prices.
6. **Ask for the data:** An agent who works the area should be able to give you the pipeline for that community.

## **Questions to ask before you buy**

- How many homes like this are due nearby, and when
- How have prices and rents held up in this area as recent handovers arrived
- Who is the likely buyer or tenant when I want to sell or let
- What makes this home different from the new stock around it

## **Get the local picture…**

Our area specialists track what is being built in the communities they cover, and our data team follows completions across the city. Tell us where you are looking and we will show you what is planned nearby before you decide.

Dubai's Handover Wave: What New Supply Means for Buyers

Off-plan has led Dubai's market for several years, but Q3 2026 brought ready homes back into focus, and resale kept that momentum into October. Comparing the two is not as simple as setting one price against another. You are also weighing time, a payment plan and delivery risk. This guide sets out what the latest figures show and how to compare a specific launch with ready homes nearby.

## **What do the latest figures show?**

Dubai Land Department (DLD) data, covered in our piece on [why ready homes are leading the market](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1955-why-dubais-ready-homes-are-leading-the-market), shows secondary sales rose 15% in Q3 2026 compared with Q2, to 9,540 transactions. Off-plan still made up the larger share of residential activity, at 72% of volume and 64% of value.

New launches have slowed. In our [Q3 2026 review](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1958-dubai-property-in-q3-2026-what-our-data-really-shows), Lewis and Carl Allsopp estimated 15 to 18 new off-plan launches in Dubai since early August, around 75% fewer than the pace earlier in the year.

The shift continued into October 2026\. DLD data shows secondary sales rose 20% on September to 4,013 transactions, and 26% in value to AED 13.90 billion \- 55% of residential value, ahead of off-plan. Off-plan sales eased 8% to 6,211, and off-plan's share of volume slipped to 61%, from 67% in September.

Our own sales tell a similar story. In our [Q3 2026 sales report](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1953-q3-2026-dubai-sales-report-average-prices-rise-14), villa and townhouse sales were led by Jumeirah Golf Estates, Arabian Ranches and Damac Hills 2, all established communities with a long track record. In October, resale made up 94% of our sales, with villa and townhouse communities including Jumeirah Golf Estates, Arabian Ranches, The Springs, Mudon and Tilal Al Ghaf among the most active.

## **The price difference is not fixed**

There is no single off-plan premium or discount that applies across Dubai. As our July analysis of [off-plan sales](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1893-dubai-off-plan-sales-hit-aed-168-billion-in-july) notes, off-plan units are often priced below comparable ready stock in the same community, which gives room for growth before handover if the market holds. In other launches, a new building, a newer layout or a better position within a community is priced above what nearby ready homes sell for.

The answer depends on the community, the developer, the size of the home and the period you measure.

That is why the comparison has to be made launch by launch, using sold prices for comparable ready homes rather than a citywide rule. For context, the average residential price across Dubai was AED 1,781 per sq ft in October, up 1% on September and 7% lower than a year ago. That covers the whole market, so it does not show the gap between off-plan and ready homes in any one community.

## **What each option gives you**

**Off-plan**

- **A payment plan:** That spreads the cost over the build, which has value of its own
- **A new building:** With current specifications and a full warranty period
- **Possible growth before handover:** If the price is set well and the market holds

**Ready**

- **Certainty:** You can walk through the home and move in once the transfer completes
- **Rental income from day one:** if you are buying to let
- **A track record:** you can see how the community has been looked after and how prices have held

## **What you take on with off-plan**

The other side is time and risk. Handovers can slip. Almost every off-plan Sale and Purchase Agreement (SPA) includes a grace period, usually six to 12 months, as our guide to [handover delays and your rights](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1964-off-plan-handover-delays-in-dubai-what-are-your-rights-as-a-buyer) explains. During the build, nearby ready homes may sell for less, and other projects may complete around you. DLD data shows [12,382 homes completed in Q3 2026](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1961-Dubai%E2%80%99s-Handover-Wave:-What-12,382-Completions-Mean-for-Buyers-and-Tenants), 31% more than a year earlier. If you sell soon after handover, the resale market will value your home against ready homes nearby, not against the launch price.

## **How to judge a specific launch**

1. **Find the ready evidence:** Look up recent sold prices for comparable ready homes in the same community, for example on our [data.hub](https://www.allsoppandallsopp.com/dubai/properties/property-data-hub), and work out their price per sq. ft
2. **Compare the launch price:** Set the launch price per sq. ft against that figure, and ask what explains any difference.
3. **Price the payment plan:** Work out how much paying in instalments is worth to you, compared with paying for a ready home in full or with a mortgage.
4. **Compare like with like:** Match the floor area, view, floor level and specification as closely as you can.
5. **Check the developer and the timeline:** Look at the developer's record on past handovers, the build progress and the grace period in the SPA.
6. **Check what else is being built:** See what is due for handover nearby during your build period.

## **Questions to ask before you commit**

- What is the price per sq. ft, and what do comparable ready homes sell for
- How much of any difference is design and specification, and how much is launch pricing
- What would I pay each month for a ready home with a mortgage instead
- What does the SPA say about the completion date, grace period and delay compensation
- Would I still buy if prices nearby stayed flat during the build

## **Weigh both options with us…**

Our Off-Plan and Residential Sales teams work side by side, so we can put a launch and comparable ready homes in front of you together, with the numbers for each. Our Mortgages team can show you what a ready home would cost each month. That makes it easier to see which option suits you.

Off-Plan vs Ready Property in Dubai: How to Compare the Price

October brought a little more confidence back into Jumeirah Islands. Seven villas transferred, up from four in September, and three of them sold for more than AED 29 million.

There is more happening than the data shows. I'm aware of further sales in the community, on properties marketed online, with Form F contracts signed at between AED 35 million and AED 70 million. They have not transferred yet, so they do not appear in the figures below. They tell us serious buyers are active at the top end, but they do not change the reality for the wider market.

That does not mean the market is back where it was. Buyers remain extremely cautious. They are doing their homework, comparing every option, and negotiating hard on anything that is not right.

What October shows is simple. The right villa, offered to the right buyer at the right price, can still achieve a strong result. Villas that miss on any of those three are waiting.

## A standout result: Cluster 26 Villa 11

We sold Cluster 26 Villa 11, a 5-bedroom villa, for AED 33,999,999, the full asking price. In today's market, that is rare.

It came together because every piece was in place: the right villa, priced correctly from the start, matched with a buyer who was searching for exactly that home. When one of those pieces is missing, buyers are walking away.

This sale shows what is possible. It is not a new benchmark for every villa in the community.

## What this means for owners and buyers

For owners thinking of selling: buyers are paying a premium for the best villas and negotiating firmly on everything else. In October, the gap between the highest and lowest 4-bedroom sale was almost AED 1,800 per sq ft. Two of October's seven sales sat within September's price range. Pricing realistically from day one is what gets a villa sold in this market.

For buyers: well-priced villas are moving, and the best ones will not wait. On villas that have been on the market for a while, there is still room to negotiate.

Jumeirah Islands October Market Report: The Right Villa at the Right Price Still Sells

Dubai, UAE — 2 November 2026

Allsopp & Allsopp's October pipeline shows a market that is still very much active — with a clear caveat: a growing number of international and local clients are watching the US midterms before they commit.

"The market is still very much active," said Lewis Allsopp, Chairman and Co-Founder of Allsopp & Allsopp. "Viewings and registrations are moving. The caveat is that a lot of buyers — some for the first time in a long while — have one eye on the midterms before they lock in an off-plan investment or a home purchase."

What the midterms decide is control of Congress for the final two years of President Trump's term — whether Republicans keep both chambers, or Democrats take one or both. That shapes the path for tax, spending and tariffs. Markets are reading it mainly through interest rates: the Fed has held the funds rate at 3.75–4.00% into the vote, in wait-and-see mode, with further moves still on the table if inflation stays sticky. For Dubai, those US rates matter directly because the dirham is pegged to the dollar — so mortgage costs, and the return calculus for dollar-based buyers across the region, move with Washington.

Against September, October buyer and tenant registrations rose 16%, with sales applicants up 33%. Viewings were up 2%, while new for-sale listings taken rose 13% and new to-let listings 17% — continued demand even as clients factor in what the vote may mean for rates under the dollar peg.

"People aren't stepping away from Dubai," Mr Allsopp said. "They're still engaged, asking more about the political and regional overview while making a decision."

Dubai Market Still Very Much Active As Buyers Watch US Midterms

Two things have changed for anyone deciding whether to rent or buy in Dubai. More new homes are being handed over, which gives tenants more choice, and borrowing has become a little more expensive. The right answer still depends on your numbers, how long you plan to stay and how much certainty you want. This guide shows you how to work it out.

## **Where do rents stand?**

Our own figures show a busy rental market rather than a falling one. In our [Q3 2026 review](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1958-dubai-property-in-q3-2026-what-our-data-really-shows), our average letting price rose 4% on the previous quarter, and Dubai Land Department (DLD) data showed new lease contracts up 61%. Our [villa and townhouse lettings](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1949-allsopp-allsopp-villa-and-townhouse-lettings-climb-17-on-last-year-as-tilal-al-ghaf-leads-family-demand) rose 17% in volume on Q3 2025 and 42% on Q2, and the number of people applying to rent with us rose 33% on Q2.

For apartments, our July data put the [average apartment letting price](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1875-How-Much-Does-It-Cost-to-Rent-an-Apartment-in-Dubai) across all our transactions at AED 123,194 a year, with wide differences between communities.

Supply is the other half of the picture. DLD data shows [12,382 homes reached completion in Q3 2026](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1961-Dubai%E2%80%99s-Handover-Wave:-What-12,382-Completions-Mean-for-Buyers-and-Tenants), 31% more than in Q3 2025. Most of that extra choice is in newer, apartment-led communities. Established villa communities with little new supply remain competitive.

For tenants, this means more room to negotiate in areas where large projects are completing, and less in mature family communities.

## **Where do mortgage rates stand?**

On 17 September, 2026, the Central Bank of the UAE (CBUAE) [raised its Base Rate from 3.65% to 3.90%](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1927-uae-interest-rate-increase-what-does-the-025-rise-mean-for-dubai-mortgages). On 28 October, 2026, it held the rate at 3.90%. The dirham is pegged to the US dollar, so UAE rates broadly track US policy.

Most variable mortgages in the UAE are priced as the three-month Emirates Interbank Offered Rate (EIBOR) plus a margin set by your bank. CBUAE fixings put three-month EIBOR at 4.34% on 30 October, 2026, against 3.81% a year earlier.

## **A worked example**

Take a home priced at AED 2,000,000, bought with an 80% mortgage over 25 years. The rate used here is an example only: three-month EIBOR of 4.34% plus a 1.5% margin, which gives 5.84%. Your bank's offer will differ.

- **Loan:** AED 1,600,000
- **Monthly repayment:** About AED 10,150
- **Interest in year one:** About AED 92,700
- **Capital repaid in year one:** About AED 29,200

On top of that, you need the deposit of AED 400,000 and the [costs of buying](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1889-what-are-the-total-costs-and-fees-of-buying-property-in-dubai). Our guide puts total additional costs at 6.5% to 7.5% of the price for a mortgage buyer, led by the 4% DLD transfer fee (AED 80,000 here). As an owner you also pay service charges and maintenance. Those are set building by building on the [Dubai Land Department Service Charge Index](https://dubailand.gov.ae/en/eservices/service-charge-index-overview/). For 2025, approved residential rates in mid-market communities where an AED 2,000,000 apartment is a realistic buy include about AED 13.24 per sq ft a year at Abbey Crescent 1 in Motor City, AED 10.90 at Al Fouad in Al Furjan and AED 10.31 at Al Dhafrah in The Greens (plus a separate AED 6.52 per sq ft for unit A/C there). On a 1,000 sq ft home at the Motor City rate, that is about AED 13,240 a year. Always check the exact building and year on the index before you budget.

Now compare that with the rent on the same home. Our [July apartment lettings guide](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1875-How-Much-Does-It-Cost-to-Rent-an-Apartment-in-Dubai) puts mid-market communities such as Dubai Creek Harbour and Motor City in the AED 95,000 to AED 125,000 a year band. For this worked example, take AED 110,000 a year as a midpoint in that band — the sort of rent you might pay on a home in that price range. Our city-wide average apartment letting that month was AED 123,194, while our Q3 average apartment sale price was higher at AED 2,589,504, so an AED 2,000,000 home sits below that average sale and toward the mid-market rent band. Check our [data.hub](https://www.allsoppandallsopp.com/dubai/properties/property-data-hub) or lettings team for the exact building you have in mind.

The figure to compare against rent is not your full monthly repayment. It is the cost of owning: interest, service charges, maintenance and the return you give up on your deposit and fees. The capital you repay each month stays with you as equity.

## **How long you plan to stay**

Buying comes with large one-off costs. The DLD fee, mortgage fees and agency fees are paid once, and you need time for the savings on rent to cover them. The shorter your stay, the harder that is.

If you expect to move within a few years, renting keeps you flexible and avoids paying those costs twice. If you plan to stay longer, buying spreads those costs over more years and gives you a fixed place to live.

## **What the current market changes**

Our [Q3 2026 sales report](https://www.allsoppandallsopp.com/dubai/about-us/news-videos/1953-q3-2026-dubai-sales-report-average-prices-rise-14) shows buyers still committing. Our average sales price rose 14% on Q2 and 5% on Q3 2025 to AED 5,447,110. That reflects more buyers transacting higher up the market, not a market-wide repricing. Our average apartment price rose 3% to AED 2,589,504.

Financing now leads. Finance accounted for 67% of our purchases in Q3 2026, against 33% cash. Listings eased 9% on Q2 while viewings held steady, so well-priced homes in popular communities are not short of interest.

That makes this a market for choosing carefully, not for rushing. Tenants in newer, apartment-led areas have more options. Buyers who have their finance agreed in principle are in a stronger position when the right home comes up.

## **Questions to ask yourself**

- How long do I realistically expect to stay in Dubai, and in this area
- Would a fixed or variable rate suit my budget, and what happens if rates rise
- Do I have the deposit and fees without draining my emergency savings
- How does the cost of owning compare with my current rent
- Is having certainty over my home worth something to me beyond the numbers

Rent or Buy in Dubai in Late 2026

Dubai, UAE, Monday 2nd November - Allsopp & Allsopp has announced the launch of their new division, Sports and Talent Advisory, dedicated to supporting professional athletes, elite performers and their families as they relocate to Dubai and invest in the city. The division will be led by three-time MotoGP race winner Cal Crutchlow, who joins Allsopp & Allsopp in his first role since retiring from full-time competition.

This is a first for the Dubai property market. Athletes and high-profile talent have been relocating to the city and investing in its property market in growing numbers for years, but until now, no real estate advisory has built a dedicated, specialist service around what that actually takes. Allsopp & Allsopp have spotted the gap and built Sports and Talent Advisory to fill it, pairing serious property expertise with a genuine understanding of what it means to relocate a high-performance career and a family at the same time, or simply to invest with confidence in a market they may not be based in full-time.

This isn't a new relationship - Allsopp & Allsopp has already sold property to and guided a number of Premier League footballers through their own relocations to Dubai, giving the business a genuine track record with exactly the kind of client this division is built for, long before Sports and Talent Advisory had a name.

The division will support clients across property search and acquisition, school placement, private banking and residency requirements including Golden Visa eligibility, insurance, and the wider logistics of settling a family into life in Dubai, alongside guidance on the commercial and lifestyle opportunities the city offers professional athletes and their representatives. For clients who see Dubai property as an investment rather than, or alongside, a place to live, the division also identifies opportunities and manages them on the client's behalf, so the relationship doesn't end once a purchase is made. The service is built around the understanding that a decision of this kind is rarely just about property, it touches a client's career, family, finances and long-term plans all at once.

Cal Crutchlow, Head of Sports and Talent Advisory at Allsopp & Allsopp, said: "I went through this exact process myself, trying to work out how to move a family and a career to a new country at the same time, and there wasn't anyone who properly understood both sides of it. That's exactly what we've built here. This isn't only about relocation either, we can help clients spot and manage genuine investment opportunities in Dubai too, whether they're moving here or not. I want this division to be the first call for any athlete or high-profile talent thinking about Dubai, in whatever capacity."

Lewis Allsopp, Chairman of Allsopp & Allsopp, said: "We noticed this gap through the number of athletes and high-profile clients already coming to us for help outside our usual scope, and it made sense to build something dedicated to them rather than keep treating it as an exception. Cal understands this audience from the inside, and that's exactly who we wanted leading it."

The Interior Designer Edit: The Names Behind Dubai’s Finest Homes

Behind Dubai’s most striking interiors sits a small, sought-after circle of designers and design houses, each with a signature as distinct as the homes they shape.

Some favour warm, material-led minimalism, while others lean into full maximalist grandeur, but all share an obsession with craftsmanship that turns a beautiful property into a truly exceptional home.

Increasingly, high-net-worth buyers are commissioning their designer before they have even finalised their property, treating the interior vision as inseparable from the search itself.

It is a shift that has changed how the Private Office team approaches every brief, with architecture and interiors considered together from day one rather than in sequence. With that in mind, these are the names our clients ask for most.

## Poliform: Quiet Italian Luxury

If one name defines the understated elegance of Dubai’s most refined homes, it is Poliform. The Italian house has spent more than five decades perfecting clean, contemporary design, and its Jumeirah Beach Road showroom presents the full collection across kitchens, wardrobes, living spaces and outdoor furniture. Its walk-in wardrobe systems in particular have become something of a signature in the city’s top villas and penthouses, while a dedicated in-house design team works directly with homeowners, architects and interior designers on bespoke residential projects.

## Minotti: Architectural Comfort

Family-run since 1948, Minotti is the name behind many of Dubai’s most inviting living rooms. Its sofas and lounge pieces combine architectural lines with deeply comfortable proportions, which makes them a natural fit for the generous, open-plan layouts found in villas across Palm Jumeirah and Emirates Hills. The brand’s Dubai flagship in Jumeirah is styled to feel like a contemporary Italian villa, giving buyers a clear sense of how each piece lives in a real home.

## B&B Italia: Sculptural Statements

For homeowners who want their furniture to double as art, B&B Italia has been pushing boundaries since 1966 with sculptural yet functional design. Its two-level flagship on Jumeirah Road is laid out like a private villa, and alongside B&B Italia itself it showcases sister brands including Maxalto, B&B Italia Outdoor and Azucena. The team also offers design consultations for residential projects, which makes it a popular first stop for buyers furnishing a new home from scratch.
## Molteni&C: A Complete Lifestyle

Established in 1934, Molteni&C offers an entire lifestyle of Italian design rather than individual pieces, spanning living, dining, bedroom and storage. Its leaning towards classic architectural minimalism suits buyers who want a cohesive, timeless look throughout the home, and through its sister brand Dada it also produces some of the most sophisticated contemporary kitchen systems available.

## Fendi Casa and Bentley Home: Maximalist Glamour

At the other end of the spectrum, Dubai has a long love affair with fashion and automotive houses bringing their DNA into the home. Fendi Casa delivers rich materials, bold silhouettes and unmistakable glamour, while Bentley Home translates the craftsmanship of its cars into fine leathers, polished veneers and impeccable detailing. Both are available through Aati, the homegrown multi-brand destination that has supplied the UAE’s luxury homes since 1982 and also carries names such as Ligne Roset and Ralph Lauren Home.

## The Kitchen: Bulthaup, Gaggenau, Miele and Sub-Zero & Wolf
In a city where the kitchen has become a centrepiece for entertaining, the brands behind it carry real weight. Bulthaup and Poliform kitchens feature in many of Dubai’s most impressive show kitchens, typically paired with a separate prep or catering kitchen behind the scenes. Inside, the appliances tell their own story. Miele has become almost shorthand for reliability in the city’s luxury homes, while Gaggenau brings centuries of German craftsmanship and professional-grade precision, particularly with its celebrated steam ovens. For the most serious home cooks, Sub-Zero refrigeration and Wolf ranges, complete with their signature red knobs, deliver the same performance demanded in a professional restaurant kitchen.

Seeing these brands combined in a single property, such as a Poliform kitchen fitted with Gaggenau and Miele appliances, is now one of the clearest markers of a truly prime home.

## The Finishing Touches: Lighting and Bathrooms

The details complete the picture. Lighting houses such as Flos and Louis Poulsen, both available through Baituti Home, are frequently specified to give interiors their character after dark, while spa-inspired bathrooms with steam rooms, saunas and bespoke stone basins are fast becoming standard in Dubai’s most exclusive homes.

## Design and Property, Considered Together

The most successful homes are those where architecture and interiors work in harmony from the very beginning. Ceiling heights, natural light, room proportions and kitchen layout all determine whether a designer’s vision can be fully realised, and these are not always easy to change once a purchase is complete.

That is why the Private Office team now looks at every property through both lenses, ensuring the architecture of the home can support the ambition of the design.

If you are searching for a Dubai property with the right foundations for a serious design vision, the Allsopp & Allsopp Private Office team would welcome the conversation. [Get in touch here.](https://wa.me/97144294444)

The Interior Designer Edit: The Names Behind Dubai’s Finest Homes

Robert Kempton, Partner at Allsopp & Allsopp, has been recognised by Bayut as passing AED 1 billion in claimed transactions on the platform. Robert has now reached AED 1.4B in claimed transactions. It’s a fantastic achievement for an agent whose name has become closely linked with one of Dubai’s best-loved family communities.

## Who Is Robert Kempton?
Now in his 14th year with Allsopp & Allsopp, Robert is best known for his work across Arabian Ranches 1, 2 and 3. Over that time, he has built an in-depth understanding of the community, from which phases and villa types attract the strongest demand to how prices have moved across each sub-community. For homeowners and buyers in Arabian Ranches, that knowledge makes all the difference when it comes to pricing a home correctly or finding the right one.

## AED 1.4B in Claimed Transactions on Bayut
Bayut’s recognition celebrates agents who have reached some incredible numbers in claimed transactions through the platform. Robert’s AED 1.4B, built largely on sales across Arabian Ranches, puts him among a select group of agents across the UAE who have reached this level.
He’s also in good company at Allsopp & Allsopp. Robert’s milestone follows colleague Darren Murphy setting a new Bayut record with AED 2B in claimed transaction value. It’s further proof of the depth of expertise across our sales team, with specialists leading the way in some of Dubai’s most sought-after villa communities.

## Why Buyers and Sellers Choose Arabian Ranches
Arabian Ranches has been one of Dubai’s most popular villa communities for more than twenty years, and it continues to attract families and long-term investors alike. Ranches 1 and 2 offer mature landscaping, leafy streets and well-regarded schools on the doorstep. Arabian Ranches 3, the newest phase, adds modern villas and townhouses built around parks, pools and a central sports village. With the golf course, Dubai Polo and Equestrian Club and the Ranches Souk all close by, the community offers a self-contained lifestyle that keeps demand strong across every phase.

## Who Is the Best Agent to Buy or Sell in Arabian Ranches?
If you’re thinking of buying or selling in Arabian Ranches, experience in the community counts. Robert has spent more than a decade helping homeowners across Ranches 1, 2 and 3 buy and sell with confidence, and our average sale price in Arabian Ranches reached AED 8.4M in Q3 2026.
With Robert’s in-depth knowledge of the community and the backing of Allsopp & Allsopp’s wider sales team, you’ll have the right expertise behind you from your first conversation through to handing over the keys.

Buying off-plan can be a brilliant investment, but every off-plan purchase comes with a timeline, and sometimes those timelines slip. If your handover date has come and gone, or you’re worried it might, here’s a simple guide to what the law says and what you can do about it.

## How Dubai Protects Off-Plan Buyers
The good news is that Dubai has a strong set of rules in place to protect you. The money you pay a developer goes into a regulated escrow account, and the developer can only access it as construction progresses. Once your purchase is registered, you’ll receive an Oqood certificate, which is official proof of your rights in the property, with RERA keeping an eye on the whole process.

The most important document of all, though, is your Sale and Purchase Agreement (SPA). It sets out when your home is expected to be finished and what happens if that date is missed.

## Start by Checking Your Grace Period
Almost every off-plan SPA in Dubai includes an expected completion date plus a grace period, usually somewhere between six and twelve months. If your handover falls within that grace period, it generally isn’t treated as a breach, so your first step is to read your SPA carefully and work out exactly when the developer’s deadline really falls.

## What if the Delay Goes Beyond Your Agreement?
If the delay runs past what your SPA allows, you may be entitled to compensation, either as set out in the SPA itself or as decided by a court in Dubai.
Compensation isn’t automatic, though. You’ll usually need to show that the delay goes beyond the agreed timeline and that it has cost you something real, such as rent you’ve had to pay while waiting or rental income you’ve missed out on.

## Your Options for Sorting It Out
You have two main routes. The first is to file a complaint with the Dubai Land Department, which can step in to mediate between you and the developer and suggest a fair solution. This is often quicker and cheaper than going to court, and it can lead to a new handover date, compensation or, in some cases, the right to cancel.

The second is to take the matter to court. Dubai courts have ordered developers to pay compensation in delay cases, including a decision in January 2026 where a developer was ordered to refund a buyer and pay extra compensation over a late handover.

## What You Can Do Right Now
Keep a careful record of every payment, receipt and email with your developer. Ask for written updates on construction progress and any new handover date. If you’re renting while you wait, hold on to your tenancy contracts and rent receipts, as these could help support a claim. If the delay is a long one, it’s well worth speaking to a property lawyer before agreeing to any new terms the developer offers.

Some buyers decide not to wait at all and sell their position instead. Selling an off-plan contract to a new buyer is possible in many projects, depending on the developer’s rules and how much of the price has already been paid.

## How to Avoid Delays Before You Buy
A little research upfront can save a lot of stress later. Look into the developer’s track record on past projects, check how far along construction is on the project you’re interested in, and read your SPA closely before signing, paying special attention to the completion date, grace period and any delay compensation terms. Buying through an experienced agent who knows the developer’s history can also help you steer clear of surprises.

## Frequently Asked Questions
### Can I get compensation if my off-plan home is delayed?
You may be able to. If the delay goes beyond what your SPA allows, you could be entitled to compensation under the agreement or as decided by a court.

### Who do I complain to about a delayed handover in Dubai?
You can file a complaint with the Dubai Land Department, which can mediate between you and the developer, or take your case to a Dubai court.

### Is my money safe if my project is delayed?
Your payments are held in a regulated escrow account, and developers can only access the money as construction moves forward.

Off-Plan Handover Delays in Dubai: What Are Your Rights as a Buyer?

Dubai officially joined the UAE’s national passenger rail network on 30 September 2026, with the opening of Etihad Rail’s first Dubai station at Al Yalayis. For anyone living in southern Dubai, it’s a real game changer for getting around the country, and it gives buyers and tenants something new to think about when choosing where to live.

## Where Is Al Yalayis Station?
Al Yalayis Station sits in Jumeirah Golf Estates, just off Sheikh Mohammed Bin Zayed Road. Trains run from here to Abu Dhabi, with the journey taking around an hour, and on to Fujairah. Best of all, the station links straight into the Dubai Metro through a footbridge of around 400 metres to Jumeirah Golf Estates Metro Station on the Red Line, so you can hop between train and Metro without needing a taxi or crossing a road.

Early demand has been strong too, with Etihad Rail adding extra Abu Dhabi to Dubai services for the first weekend of October.

## Which Communities Are Closest?
Jumeirah Golf Estates is the station’s next-door neighbour. Already one of Dubai’s most sought-after villa communities, it now sits right where the national rail network meets the Dubai Metro. Its connections are set to get even better, with the planned Dubai Metro Gold Line due to run from Al Ghubaiba to Jumeirah Golf Estates, linking up with Etihad Rail, by September 2032.

Al Furjan sits right alongside the station area and already has its own Red Line access. For anyone commuting to Abu Dhabi, having both the Metro and the train close by makes it one of the best-connected mid-market communities in the area.

Green Community and Dubai Investment Park offer leafy, relaxed living just a short drive from the station. Green Community’s mature gardens and established villas have always been popular with families, and easy rail access adds one more reason to take a look.

Dubai Production City, Expo City Dubai and Dubai South are also within easy reach. Al Yalayis was chosen with Dubai’s fast-growing southern communities in mind, especially the new homes and businesses springing up around Dubai South.

[Take a look at villas in these Dubai communities here.](https://www.allsoppandallsopp.com/dubai/properties/residential/sales/in-areas-area-jumeirah-golf-estates--area-al-furjan--area-green-community--area-dubai-south/show-completed)

## How Far Is It to the Places You Need?
If you’re driving or grabbing a taxi from the station, Dubai Hills is around 18 minutes away and Al Maktoum International Airport around 27 minutes. There’s also the F38 bus, which connects Jumeirah Golf Estates Metro Station with Dubai Production City and Dubai Sports City.

## Will It Push Up Property Prices Nearby?
Better transport links have always helped demand in Dubai, but it’s worth keeping expectations realistic. Not every home near a station will automatically go up in value. The homes that stand to benefit most are those that are genuinely easy to reach from the station, whether on foot or by a quick drive. A property that looks close on a map but is awkward to get to in practice may not see much difference.

Our advice is to think of the rail link as a great long-term bonus rather than the main reason to buy. The location, community, layout and price of the home still matter most, and good connections simply make a strong property even more appealing.

## A New Option for Dubai and Abu Dhabi Commuters
If your working week is split between Dubai and Abu Dhabi, the train opens up some exciting new options. You could live in a Dubai villa community and commute to Abu Dhabi by rail, leaving the Sheikh Zayed Road traffic behind. Over time, that flexibility could bring more tenants and buyers to the communities around the station.

## Frequently Asked Questions
### Where is the Etihad Rail station in Dubai?
Al Yalayis Station is in Jumeirah Golf Estates, just off Sheikh Mohammed Bin Zayed Road, and links directly to Jumeirah Golf Estates Metro Station on the Red Line.

### Which communities are closest to Al Yalayis Station?
Jumeirah Golf Estates, Al Furjan, Green Community, Dubai Investment Park, Dubai Production City, Expo City Dubai and Dubai South are all within easy reach.

### How long does the train take from Dubai to Abu Dhabi?
The journey from Al Yalayis to Abu Dhabi takes around an hour.

Living Near Etihad Rail: Dubai Communities Closest to Al Yalayis Station

Dubai’s private dining scene has become genuinely world-class. Chef residencies, intimate tasting menus and in-home chef experiences are now a regular fixture of how the city’s high-net-worth residents entertain, and the appetite for dining that feels personal, theatrical and close to the kitchen has never been stronger.

At the heart of this movement is the chef’s table: a small number of seats, a menu shaped entirely by the chef, and the rare privilege of watching every course come together in front of you. With the 2026 MICHELIN Guide Dubai now nearly double the size of its first edition, the city has no shortage of contenders. These are the five we would book first.

## Trèsind Studio
Few restaurants have done more to put Dubai on the global culinary map than Trèsind Studio. Chef Himanshu Saini’s intimate dining room has retained its three MICHELIN Stars for 2026, making it one of only two restaurants in the city to hold the guide’s highest distinction. The progressive Indian tasting menu travels across the regions of India through a long sequence of beautifully composed courses, each one reimagining familiar flavours with remarkable precision. It is equally impressive for vegetarians, which makes it an easy choice when hosting a mixed table.

## FZN by Björn Frantzén
Swedish chef Björn Frantzén’s Dubai outpost at Atlantis The Palm also holds three MICHELIN Stars for 2026, and the experience is designed to feel more like visiting a private home than a restaurant. Guests move through the evening in stages, with a modern European tasting menu shaped by Nordic and Japanese influences. The attention to detail extends well beyond the plate, from the lighting to the pacing of service, and it remains one of the most coveted reservations in the city.

## Row on 45
Perched on the 45th floor of Grosvenor House in Dubai Marina, Jason Atherton’s Row on 45 has held two MICHELIN Stars since its debut and has quickly become a favourite among serious diners. The dining room seats just a couple of dozen guests, who are guided through an extended tasting menu that pairs exceptional Japanese produce with classical French technique. The journey through the space, from the champagne lounge to the kitchen counter and dining room, makes the evening feel like a private event from start to finish.

## Moonrise
For a true chef’s counter experience, Moonrise is hard to beat. Chef Solemann Haddad cooks for a small group of guests seated around the open kitchen, presenting a multi-course menu where every dish carries a personal story drawn from his own memories and heritage. The atmosphere is relaxed and conversational, yet the cooking has earned a MICHELIN Star and a loyal following, with many in the food world tipping it for further recognition.

## Hōseki
Tucked inside the Bulgari Resort Dubai, Hōseki is one of the most intimate dining experiences in the city, with just nine seats at the counter. Sushi master Masahiro Sugiyama leads a MICHELIN-starred omakase where the menu is left entirely in his hands, featuring exceptional seasonal fish and ingredients imported directly from Japan. The quiet, almost meditative setting makes it ideal for a special occasion with a small group.
## Bringing the Chef’s Table Home

What these experiences share is a sense of intimacy, craft and occasion, and it is exactly that spirit many of Dubai’s most discerning homeowners now want to recreate at home. Private chef dinners and chef residencies are increasingly hosted in residences built with entertaining in mind, which has changed what buyers look for in a luxury property.

A home designed for this kind of hosting goes far beyond a well-equipped kitchen. Buyers are prioritising show kitchens that open onto living and dining spaces, separate back-of-house or catering kitchens for staff, temperature-controlled wine rooms, and formal dining rooms with the scale and atmosphere to match the occasion. Outdoor terraces with space for al fresco dining add another layer, particularly through the cooler winter months when Dubai’s social calendar is at its busiest. In short, the kitchen is no longer just a place to cook; it is a place to perform.

## Find a Home Equal to the Brief
For buyers whose entertaining ambitions extend to a genuine chef’s kitchen and a dining room built for occasion, the Allsopp & Allsopp Private Office team can help find a property equal to the brief. From waterfront villas on Palm Jumeirah to architectural estates in Emirates Hills and Jumeirah Islands our specialists offer discreet access to some of the city’s most exceptional homes, including off-market opportunities. The Chef’s Table Edit: Private Dining in Dubai

Families are shaping Dubai’s rental market right now. According to Allsopp & Allsopp internal data, villa and townhouse lettings rose 17% in Q3 2026 compared with Q3 2025, and 42% compared with Q2 2026, while the number of people looking to rent with us rose 33% on the previous quarter. With the new school year underway, families are looking for space, gardens and good schools close to home.
Based on what we saw in our own lettings in Q3 2026, these are the communities families are choosing most.
## Tilal Al Ghaf
Tilal Al Ghaf was our most active community for villa and townhouse lettings in Q3 2026, and it’s easy to see why. Built around a huge swimmable lagoon with its own sandy beach, it gives families a holiday feel without ever leaving home. Wide green spaces, cycling and running tracks and a real sense of community make it a favourite with young families, and its location close to Sheikh Mohammed Bin Zayed Road and Hessa Street keeps the commute manageable.

## Arabian Ranches
Arabian Ranches has been one of Dubai’s best-loved family communities for more than twenty years, and it came second in our villa and townhouse lettings in Q3 2026. Leafy streets, a golf course, equestrian facilities and the Ranches Souk give it a lovely self-contained feel, and with well-regarded schools right on the doorstep, many families get to skip the school run traffic altogether.
Picture your family here? [Explore villas for rent in Arabian Ranches here](https://www.allsoppandallsopp.com/dubai/properties/residential/lettings/in-areas-area-arabian-ranches)
## The Springs
The Springs completes our top three. Set around a series of lakes and green spaces, it offers a calmer pace of life while staying close to Dubai Marina, Emirates Hills and Media City. Its townhouses are perfect for families who want a garden and outdoor space without the price tag of a larger standalone villa, and its central location makes it a great pick for parents working in the city.
Looking for a lakeside townhouse? [View our latest rentals in The Springs here](https://www.allsoppandallsopp.com/dubai/properties/residential/lettings/in-areas-area-the-springs)
## Mudon
Mudon was also one of our busiest communities for family lettings in Q3 2026. A big central park, sports facilities and plenty of space for kids to play make it a practical and friendly choice for families who want room to grow.
Want more room to grow? [Browse villas and townhouses for rent in Mudon here](https://www.allsoppandallsopp.com/dubai/properties/residential/lettings/in-areas-area-mudon)
## Jumeirah Golf Estates
Jumeirah Golf Estates is home to some of the most spacious family homes in Dubai, set around two championship golf courses. Some of our most notable lettings in Q3 2026 were here, including a Sanctuary Falls villa let for AED 2.4 million. Getting around has also become easier, with Dubai’s first Etihad Rail station now open right next door at Al Yalayis.
After space and fairway views? [Discover villas for rent in Jumeirah Golf Estates here](https://www.allsoppandallsopp.com/dubai/properties/residential/lettings/in-areas-area-jumeirah-golf-estates)
## Town Square
Town Square rounds off the list, with modern townhouses, a large central park and a growing choice of shops and restaurants. It’s a great option for families looking for good value and a friendly, community feel in a newer development.

## Our Tips for Families Renting a Villa
Start your search early, especially in the run-up to the school year, as the best family homes in popular communities tend to go quickly. Check school locations and commute times before you commit, and make sure you understand the cheque structure, who looks after maintenance and how renewals work in your tenancy contract. An experienced lettings consultant can help you find the right home, sometimes before it even reaches the wider market.

Best Dubai Villa Communities to Rent for Families

Dubai’s building boom kept on delivering in Q3 2026. According to Dubai Land Department data, 12,382 off-plan homes reached completion during the quarter, 31% more than in Q3 2025. That means thousands of homes that were bought on paper are now being handed over, moved into and, in many cases, put up for rent or resale. Here’s what that means if you’re renting, buying or waiting on your own keys.

## Why Completions Are Worth Watching
Sales figures tell you how buyers are feeling, but completions tell you what has actually been built. A project launched two or three years ago doesn’t stop because the market has a quieter month, it simply reaches completion and gets handed over. That makes completions one of the most reliable ways to see how much new housing is arriving in Dubai.

With Dubai’s population still growing, all this new supply helps make room for the people moving here, particularly in apartments and townhouses, which is where much of the recent off-plan building has been focused.

## Good News for Tenants
If you’re renting, a wave of completions usually means more choice. Newly finished buildings bring fresh homes onto the rental market, often with modern finishes, brand new facilities and landlords keen to find their first tenant. In areas where lots of homes are handing over at once, you may find you have a little more room to negotiate on things like the number of cheques or your move-in date.

That said, it isn’t the same picture everywhere. Established villa communities with very little new supply are still competitive, and well-presented family homes in mature areas continue to let quickly. Most of the extra choice is in newer, apartment-led communities where large projects are completing.

## Opportunities for Buyers
Completions also feed the resale market. Some off-plan investors decide to sell at or shortly after handover, which brings brand new homes onto the secondary market. If you’d love a new home but don’t want to wait years for it to be built, this can be a great window to buy.

It’s worth doing your homework on what else is completing nearby, though. If lots of similar homes are handing over in the same community at the same time, there may be more competition between sellers and landlords for a while, which can affect both pricing and timing.

## Getting Ready for Your Own Handover
If you bought off-plan, handover is the exciting moment your investment becomes real. Before you collect the keys, you’ll usually need to make your final payments, register your title deed with the Dubai Land Department and carry out a snagging inspection to spot any defects the developer needs to fix. If you’re planning to let the property, it’s also worth budgeting for furnishing if needed, Ejari registration and service charges, which kick in once the property is handed over.

A little planning goes a long way. Owners who line up their letting plans before handover can secure a tenant much sooner and avoid weeks of the property sitting empty while the building fills up.

## What About Handover Delays?
Not every project hands over on time, and delays are still something off-plan buyers need to keep in mind. On our latest market update podcast, we talked about how developer delays could affect supply and, in turn, prices. When completions slip, that new wave of homes arrives later, which can keep rents and resale prices firm in the meantime. If you’re currently waiting on a delayed handover, our guide to your rights as an off-plan buyer walks you through your options.

## Frequently Asked Questions

### How many homes were completed in Dubai in Q3 2026?
According to Dubai Land Department data, 12,382 off-plan homes were completed in Q3 2026, 31% more than in Q3 2025.

### Will more completions mean lower rents?
Not necessarily. New supply gives tenants more choice in areas where big projects are finishing, but established villa communities with limited supply are still very competitive.

### What should I do before collecting my off-plan keys?
Make your final payments, register your title deed, book a snagging inspection and plan ahead for moving in or letting the property.

Dubai’s Handover Wave: What 12,382 Completions Mean for Buyers and Tenants

Q3 is done and dusted. Lewis and Carl Allsopp sat down to go through Allsopp & Allsopp’s latest quarterly figures, and some of the numbers surprised even them. So much so that at one point the question came up: will people even believe us?

From record rental deals to a sharp slowdown in off-plan launches, here is a look at what was covered. For the full breakdown and their predictions for Q4, [watch the episode.]()

## The Shift Between Off-Plan and Ready Property
The market has changed significantly over the last few months, and it is not affecting everyone equally. Brokerages built almost entirely on off-plan are feeling the pressure, and many are now trying to break into the secondary market, which is a very different game.

Ready property tells a different story. People still change jobs, start families and need more space, and that cycle keeps the market moving whatever the wider conditions. Hear why the pair believe ready homes are proving so resilient.

## Why Off-Plan Launches Have Slowed
Since early August, there have been an estimated 15 to 18 new off-plan launches in Dubai. Compared with the pace earlier in the year, that is a reduction of around 75%.

So what is behind it? Buyer sentiment is only part of the picture. The pair explain the factors they believe are causing developers to pause, and why the worst thing a developer can do right now is launch and not sell out.

## The Payment Plan That Is Still Selling
Some developers are still selling well, and the common thread is the payment plan. The pair discuss the structure that is enticing buyers in today’s climate, why many current plans are not, and the advice they would give anyone weighing up an off-plan purchase right now.

There is also a frank conversation about buying off-plan on hope rather than a plan, and the role social media has played in that.

## Big-Ticket Deals Are Back
Last week, Allsopp & Allsopp sold a AED 66 million villa on Palm Jumeirah. After several quiet months for high-value transactions across the industry, larger deals have returned since June and July.

Why are buyers committing to significant purchases during a period of regional uncertainty? The answer may change how you approach your next offer.

## Our Q3 Sales Data
The headline figures are strong. Our average sales price rose 14% quarter on quarter, with every month of the quarter recording double-digit growth in both value and volume. Transaction volume in Jumeirah Golf Estates, one of our key communities, rose 30% compared with Q2, while secondary volume across the wider market increased by 15%.

The pair also tackle the question every brokerage faces: do agents talk the market up? Their answer, and why they believe both buyers and sellers can rely on what they share, is worth hearing in full.

## Why Handover Delays Could Push Prices Up
Both Lewis and Carl have recently received handover delay notices on their own investments, some of them for 12 months. With around 460,000 units under construction, and only a small share of them villas and townhouses, the timing of handovers matters.

Their view on what delays mean for prices is clear, and they explain exactly why in the episode.

## A Very Busy Rentals Market
Rentals are one of the stories of the quarter. According to the Dubai Land Department, new lease contracts rose 61%. Within our own business, average letting prices rose 4% quarter on quarter.

The team also closed some remarkable deals, including a record AED 1.6 million annual rental in The Meadows and a Jumeirah Golf Estates villa let for AED 2.4 million a year.

Have rents softened? Where is there room to negotiate, and where is there not? The pair share what they are seeing deal by deal, along with a few lessons learned as landlords themselves.

## Why Property Management Matters
Who takes the call when the cooker breaks, a cheque bounces or a tenant is locked out late at night? The pair explain why good property management is some of the best money a landlord can spend, and how it can help retain tenants. One of them also reveals just how many unread WhatsApp messages they have, which makes the case on its own.

## Commercial and Off-Plan Outlook
Commercial property has been one of the slower areas this year, and the pair explain why businesses are hesitant to commit to long leases and costly fit-outs right now. On off-plan, there is a growing spotlight on Abu Dhabi, and a clear view on what Dubai developers need to do to get back in the game.

## Predictions for Q4 2026
Q4 is traditionally the busiest quarter in Dubai real estate. The pair give their predictions for secondary sales, rentals, commercial and off-plan between now and the end of the year, including a specific monthly forecast for sales volumes.

Dubai Property in Q3 2026: What Our Data Really Shows

As Dubai's temperatures begin to soften, the rhythm of luxury living shifts outward again. October marks the start of the city's entertaining season, and this year, interiors are responding in kind, with a renewed focus on hosting, craftsmanship, and spaces designed to be enjoyed rather than simply admired.

This month, we look at the details shaping homes as the social calendar opens back up, from outdoor entertaining to the quiet return of warm, aged metals.

## The Return of Outdoor Entertaining
As evenings cool, outdoor spaces are being reclaimed as the heart of the home.

October is seeing a clear shift toward fully equipped outdoor kitchens, built-in barbecues, and al fresco dining areas designed for serious entertaining rather than occasional use. Fire pits and low-slung seating are being positioned to extend the evening, turning gardens and terraces into genuine extensions of the living space.

For the Private Office client, outdoor entertaining is no longer confined to the cooler months. With retractable shading, misting systems and climate-considered design, the garden is being built to host year-round, not just reclaimed each October.

## Warm metals, beautifully aged
After several years of cool tones and brushed steel, warmer metals are making a confident return.

Aged brass, burnished bronze, and antiqued finishes are appearing across hardware, lighting and furniture detailing, bringing a sense of richness and patina that polished chrome cannot replicate.

The appeal lies in the imperfection. These finishes are chosen precisely because they develop character over time, aligning with a broader shift toward homes that feel lived in rather than newly unwrapped.

## The private bar, elevated
Entertaining spaces are becoming more considered, and the dedicated home bar is leading the way.

Bespoke joinery, backlit shelving, and integrated wine storage are being used to create a genuine focal point for hosting, distinct from the kitchen and separate from the living room. For larger residences, this is extending into fully temperature-controlled wine rooms, designed as much for display as for storage.

It marks a shift away from the informal drinks trolley toward a space built specifically for the ritual of hosting.

## Living with art
As homeowners increasingly treat their residences as an extension of personal taste, art is moving from the periphery to the centre of interior design.

Curated gallery walls, often mixing scale, medium and era rather than following a single theme, are replacing the single statement piece above a sofa. Picture lighting and considered hanging heights are being used to elevate the display further.

For the Private Office client, this reflects a wider shift toward homes that double as a personal collection, built and added to over time rather than finished in a single design pass.

## The Art of the Guest Bathroom
The smallest room in the house is being treated with outsized ambition.

These spaces this October are being designed as miniature statements in their own right, with bold stone basins, directional wallpaper, and sculptural lighting used to create an experience closer to a boutique hotel than a functional guest bathroom.

Because they are smaller and lower-traffic than a primary bathroom, they are also where homeowners are taking the greatest design risks, often introducing a colour or material not used anywhere else in the home.

## The Home Library, Reconsidered
As digital life continues to dominate, the physical library is being reintroduced as a space of deliberate retreat.

Floor-to-ceiling shelving, library ladders, and deep reading chairs are returning to Dubai's luxury residences, not as a display of books but as a dedicated room for quiet and focus. Some are being designed as standalone rooms, others folded into a quiet corner of a larger study.

It is a small space, but an intentional one, reflecting a broader appetite for rooms with a single, clear purpose.

## The Private Office Edit | Summary
Luxury in October 2026 is defined by craftsmanship and occasion. From outdoor entertaining and warm metal finishes to dedicated bars, gallery walls, boutique powder rooms and the return of the home library, the most compelling interiors this month are those built for hosting, collecting, and quiet retreat in equal measure.

As Dubai's social season begins, the most sought-after residences remain those that balance architectural excellence with genuine warmth, creating homes designed to be lived in, and shared.

The Private Office Edit | October's Interior Trend Watch

As the temperatures finally begin to drop, Dubai settles into one of its most social seasons of the year, and Halloween has become a firm fixture on the calendar. With a large international community calling the city home, Halloween in Dubai is celebrated on a grand scale, from pumpkin patches and theme park fright nights to costume brunches and community trick-or-treating. This year Halloween falls on Saturday 31 October, giving residents a full weekend to celebrate.

Whether you are planning a family day out, decorating your home or booking a spooky brunch with friends, here is everything you need to know about celebrating Halloween in Dubai this year.

## How to Celebrate Halloween in Dubai
There is no single way to mark Halloween in Dubai, which is part of its appeal. Families tend to build the celebration around the home and their community, with pumpkin carving, decorations and an evening of trick-or-treating. Adults often head out to one of the city’s themed brunches or parties, while thrill-seekers make their way to the theme parks at Dubai Parks and Resorts for haunted mazes and late-night scares.

Many residents start planning weeks in advance, particularly for costumes and pumpkins, as the most popular items sell out quickly in the final week of October. Booking events and brunches early is also recommended, as the most sought-after Halloween experiences in Dubai tend to reach capacity well before the night itself.

## Where to Buy Pumpkins in Dubai
Finding the perfect pumpkin is the first job on most Halloween lists, and Dubai has plenty of options for carving, decorating and cooking.
Kibsons is one of the most popular places to buy pumpkins in Dubai, offering a wide range of sizes and varieties for delivery, from miniature decorative pumpkins to large carving pumpkins. They typically open pre-orders ahead of Halloween, which is the easiest way to avoid disappointment if your local store sells out.

Supermarkets across the city, including the larger premium grocers, usually stock carving pumpkins and seasonal squashes from mid-October, while Dubai Garden Centre is a favourite with families looking for a more hands-on experience.

For something a little more special, pumpkin patches have become a seasonal highlight. The Sustainable City is known for its pumpkin-filled festivities, and this year The Garden Project at Address Montgomerie in Emirates Hills is hosting a pick-and-paint pumpkin patch from 23 to 31 October. Each AED 150 experience includes a pumpkin, painting, a drink and access to activities such as face painting and live music, with advance booking recommended as spaces are limited each day.

## Where to Buy Halloween Costumes, Decorations and Kits
Once the pumpkins are sorted, the next step is dressing up the home and the family. The Party Centre in Garhoud has long been one of Dubai’s go-to destinations for Halloween costumes, accessories and decorations, with options for every age.

For more affordable finds, Daiso is a reliable choice for pumpkin buckets, light-up décor, ornaments and costume accessories. Pumpkin carving kits can be found at major hypermarkets, toy stores and online retailers, so it is worth picking one up alongside your pumpkins to make carving easier and safer for little ones.

Candylicious at The Dubai Mall is also a must-visit for trick-or-treat supplies, stocking an extensive range of Halloween-themed sweets throughout the season.

## Halloween Brunches in Dubai
Brunch is a Dubai institution, and Halloween gives the city’s restaurants the perfect excuse to go all out. Expect themed décor, costume competitions, spooky menus and live entertainment across both family-friendly and adults-only venues.

Atlantis The Palm traditionally hosts some of the most talked-about Halloween celebrations, with Saffron’s party brunch and Bread Street Kitchen & Bar’s family brunch both receiving a seasonal makeover in previous years. Palazzo Versace Dubai, CÉ LA VI at Address Sky View, Tête-à-Tête at FIVE LUXE and O Beach have also hosted standout Halloween brunches and parties, ranging from glamorous rooftop events to beachfront celebrations.
With Halloween falling on a Saturday this year, the brunch line-up is expected to be one of the busiest yet. Many venues announce their Halloween brunch packages in early to mid-October, so keep an eye on your favourite spots and book early to secure a table.

## Family-Friendly Halloween Events in Dubai
Dubai offers a huge range of Halloween activities for families, many of which run across several weekends.

LEGOLAND Dubai’s Halloween celebrations run until 2 November and are included in a regular day ticket, with Halloween building activities, themed desserts, a daily witches’ welcome show and a monster dance party to close each day.

Gogo Village on Umm Suqeim Street is hosting kids’ Halloween parties on 18 and 25 October, while Theatre by QE2 at Mina Rashid is holding a Halloween edition of its Saturday afternoon party on 31 October from 2pm to 5pm.

Many of the city’s malls and residential communities also host their own Halloween gatherings, from costume parades to craft workshops, so check your community’s social channels for local events.

## Halloween Events for Thrill-Seekers
For those who prefer their Halloween with a genuine scare, MOTIONGATE Dubai’s Fright Nights returns for its ninth edition, running until 8 November at Dubai Parks and Resorts. Expect haunted attractions, themed décor and late-night thrills designed for older audiences.

Adults looking for a night out can head to Studio A at Dubai Harbour, where the throwback party series Please Leave By 10 is hosting a Halloween edition on 31 October, with five hours of pop, R&B and hip hop from the 1990s to the early 2010s.

## Trick-or-Treating in Dubai’s Communities
For many families, the highlight of Halloween is trick-or-treating close to home. Dubai’s villa communities are particularly popular on the night, with streets of decorated homes and plenty of families out in costume.

Communities such as Arabian Ranches, The Springs and The Meadows, Jumeirah Golf Estates, Dubai Hills Estate and The Sustainable City are well known for their Halloween spirit. If you plan to join in, a pumpkin or decoration at your door is the usual signal that your home is welcoming trick-or-treaters. It is also courteous to keep visits to the early evening and stick to homes that are clearly taking part.

## Top Tips for Halloween in Dubai
Book early, as the most popular brunches, pumpkin patches and theme park events sell out in the final weeks of October. Pre-order your pumpkins to guarantee the size and style you want, and buy costumes in advance to avoid the last-minute rush. If you are heading out for the evening, plan your transport ahead, as roads around major venues and communities can be busy on Halloween weekend.

Halloween in Dubai 2026: The Complete Guide to Celebrating

Darren Murphy, Partner at Allsopp & Allsopp, has been named Bayut’s Agent of the Quarter for Q3 2026 in the Enterprise category. It’s a well-deserved win for an agent who has spent years building an unmatched reputation in one of Dubai’s most sought-after villa communities, and it caps off a record-breaking year for Darren and the team behind him.

## Who Is Darren Murphy?

Now in his 16th year with Allsopp & Allsopp, Darren has become the name buyers and sellers turn to when it comes to Jumeirah Golf Estates. His knowledge of the community runs deep, from which clusters and plots attract a premium to how prices have moved across each sub-community over the years. That kind of insight is hard to come by, and it’s why so many homeowners in the community trust him with their most valuable asset.

## A Record-Breaking Track Record on Bayut

This award follows another major milestone for Darren. He currently sits at the top of Bayut’s rankings for claimed transactions, having set a new record with AED 2 billion in claimed transaction value, the highest ever recorded on the platform, across 176 sales. Of those 176 sales, 148 were in Jumeirah Golf Estates alone, which says everything about his focus and expertise in the community.

He’s also in excellent company. Five Allsopp & Allsopp agents feature in Bayut’s top 10 transacting agents in Dubai, with Darren leading the list in first place.

## Who Is the Best Agent to Buy or Sell in Jumeirah Golf Estates?

If you’re thinking of buying or selling in Jumeirah Golf Estates, the numbers speak for themselves. In Q3 2026, 26% of all homes sold in Jumeirah Golf Estates were sold through Allsopp & Allsopp, accounting for 32% of the total value transacted in the community over the same period. In other words, roughly one in every four homes sold in the community in Q3 2026 went through our team, and nearly a third of the value.

Jumeirah Golf Estates was also Allsopp & Allsopp’s leading villa and townhouse community for sales in Q3 2026, with notable sales including a Wildflower villa for AED 44 million. When you work with an agent who handles this volume of business in one community, you benefit from real-time pricing knowledge, a database of serious buyers and a proven approach to marketing homes at the very top of the market.

## Why Is Jumeirah Golf Estates So Popular With Buyers?

Set around two championship golf courses, Jumeirah Golf Estates offers some of the largest family homes in Dubai, with generous plots, resort-style living and a strong sense of community. Families love the space and greenery, while investors are drawn to the community’s track record of demand at the upper end of the market.

The community’s connections have also taken a big step forward. Dubai’s first Etihad Rail passenger station opened at Al Yalayis, right next to Jumeirah Golf Estates, on 30 September 2026, linking residents to Abu Dhabi by train in around an hour and to the Dubai Metro Red Line via a direct footbridge. With the planned Dubai Metro Gold Line also set to end at Jumeirah Golf Estates, the community is becoming one of the best-connected villa addresses in the city.

Darren said: “Being recognised by Bayut as Agent of the Quarter is something I’m really proud of. This quarter also saw me reach AED 2 billion in claimed transactions on Bayut, which is a milestone I’m very proud to have reached. It’s down to the support of our team and the trust our clients continue to place in us, so to have that recognised by Bayut is a great feeling.”

## Thinking of Buying or Selling in Jumeirah Golf Estates?

Darren Murphy Named Bayut Agent of the Quarter: Meet Dubai’s Leading Jumeirah Golf Estates Agent

Average sales price climbs 14% on the previous quarter, with three Private Office transactions above AED 40 million

Dubai, UAE, Tuesday 13th October - Allsopp & Allsopp internal data shows that sales above AED 10 million rose 38% in Q3 2026 compared with Q2. Over the same period, the agency’s average sales price rose 14% quarter-on-quarter and 5% year-on-year, and total transaction value rose 19%, as buyer confidence at the upper end of Dubai’s market gathered pace through the second half of the year.

Villas and townhouses drove much of that growth, with the segment’s average sale price rising 15% in Q3 2026 compared with Q2 and its total value climbing 17% over the same period. The quarter’s standout transactions all fell within the Private Office bracket of AED 35 million and above, led by a Garden Homes villa on Frond F, Palm Jumeirah, which sold for AED 56 million, followed by a residence at Balqis Residence, Palm Jumeirah, for AED 55 million and a Wildflower villa in Jumeirah Golf Estates for AED 44 million.

The same appetite was reflected across the wider market, with Dubai Land Department data showing that the largest transactions in Q3 2026 included a villa at The Crescent, Palm Jumeirah, for AED 260 million, a residence at Dubai Hills View for AED 252 million and a villa at District One, MBR City, for AED 160 million, while a unit at Aman Residences, Jumeirah 2, led apartment sales for the quarter at AED 166 million.

Financing is playing a growing role in Dubai’s upper market, and Allsopp & Allsopp’s market reports throughout 2026 have tracked a rise in the share of the agency’s buyers using finance, from 53% in May 2026 to 67% across Q3 2026 as a whole. Cash remains a significant part of the market, but more buyers are now choosing to finance at least part of their purchase, keeping capital available for other investments and widening the pool of buyers able to move into higher price brackets.

Lewis Allsopp, Chairman of Allsopp & Allsopp, said: “Q3 showed real conviction at the top end of the market. Buyers at this level take a long-term view of Dubai, and they are acting on it. The homes that are selling are well presented, in established communities and priced correctly from the outset. We expect that discipline to carry the market through the final quarter of the year.”

Michael Melim, Head of Mortgages at Allsopp & Allsopp, said: “We’re seeing more buyers at the upper end choose to finance rather than pay cash, even when they could do either. Finance lets them keep their capital working elsewhere while still securing the home they want. For some, that means looking at an AED 10 million-plus property they might not have considered a year ago. Lenders are also comfortable at this level, which gives buyers more confidence to make the move."

Allsopp & Allsopp Sales Above AED 10 Million Rise 38% as Top-End Buyers Return in Q3 2026

For the past few years, off-plan has grabbed most of the headlines in Dubai real estate, with launches selling out in hours and buyers queuing for the next big release. In Q3 2026, though, the story shifted, and ready homes and the secondary market moved firmly back into the spotlight. Here’s what happened and what it could mean for you.

## What the Q3 2026 Numbers Tell Us
According to Dubai Land Department data, secondary market sales rose 15% in Q3 2026 compared with Q2, reaching 9,540 transactions, with total secondary value also edging higher over the same period. Off-plan still made up the larger share of residential activity, at 72% of volume and 64% of value, but resale buyers were among the first to return as the market found its feet again.

We saw the same thing at Allsopp & Allsopp. Our average sales price rose 14% in Q3 2026 compared with Q2, while total transaction value climbed 19% and volume rose 4% over the same period. Villas and townhouses led the way, with the segment’s average sale price rising 15% on the previous quarter.

## Why More Buyers Are Choosing Ready Homes
The biggest reason is certainty. With a ready home, you can walk through it, check every room and move in as soon as the transfer completes, without waiting years for a handover date or worrying about construction delays. If you’re relocating to Dubai, starting a new job or settling the kids into a new school, that peace of mind can be worth a lot.

Life also keeps the ready market moving, whatever is happening more widely. People change jobs, families grow, and homes that worked a few years ago start to feel a bit small. That constant cycle of moving up, moving down and moving across town creates steady demand for homes that are available right now, especially in established villa communities where there simply isn’t much new supply.

New off-plan launches have also slowed noticeably since August, something we talked through on our latest market update podcast. With fewer new projects coming to market, buyers who might once have signed up at a launch are taking a closer look at what is already built.

## Rental Income From Day One
For investors, ready homes offer something off-plan can’t: income straight away. You can let a ready property as soon as it’s yours, so your return starts immediately rather than a few years down the line. With family demand for villas and townhouses running high in Q3 2026, ready homes in popular communities have been especially attractive to buyers looking for both rental income and long-term growth.

## Why Established Communities Feel Like a Safe Bet
Mature communities come with a track record that new launches can’t offer yet. You can see how well the community has been looked after, how the schools and amenities have grown, and how prices have held up over the years. In Q3 2026, Jumeirah Golf Estates, Arabian Ranches and Damac Hills 2 led our villa and townhouse sales by area, all well-loved communities with plenty of history behind them.

## So Is Off-Plan Out of Favour?
Not at all. Off-plan is still the bigger part of Dubai’s market, and buying early in a great location from a trusted developer can still deliver strong returns for the right buyer. What we’re seeing is more balance, with buyers weighing up their options carefully and many deciding that a finished home in a proven community suits them best.

## What This Means for You
If you’re buying, well-priced ready homes in popular communities are moving quickly, so it pays to have your finance sorted and a clear idea of what you want before you start viewing. Our [in-house Mortgage team](https://wa.me/97144294404) can help you get your finance in place, so you’re ready to move as soon as you find the right home. If you’re selling, the buyers are out there, but they know the market well, so presenting your home beautifully and pricing it realistically from day one will make all the difference.

## Frequently Asked Questions
### Is it better to buy ready or off-plan property in Dubai?

It really depends on what you want. Ready homes give you the keys and any rental income straight away with no construction risk, while off-plan can offer staged payments and the chance of growth before handover. Right now, many buyers are leaning towards the certainty of ready homes.

### How did Dubai’s secondary market perform in Q3 2026?

According to Dubai Land Department data, secondary sales rose 15% in Q3 2026 compared with Q2, reaching 9,540 transactions.
### Which communities are popular with ready property buyers?

In Q3 2026, Jumeirah Golf Estates, Arabian Ranches and Damac Hills 2 led Allsopp & Allsopp’s villa and townhouse sales by area.

Whether you’re looking for your next family home or a ready investment that earns from day one, our team knows Dubai’s communities inside out. [Get in touch with us today to find out which property is right for you.](https://wa.me/97144294444)
