Dubai, UAE, Friday 3rd October -  Dubai’s property market demonstrated another period of exceptional growth in the third quarter, with The Dubai Land Department (DLD) registering a total sales transaction value of AED 135.6 billion. While this marked a 9% dip from the previous quarter, the year-on-year performance told a stronger story, with a 16% increase that underscores Dubai’s continued momentum as a premium global property investment hub.

The quarter’s most significant trend was the surge in average property prices. The wider secondary market saw prices climb to AED 5.1 million, representing a substantial 28% increase year-on-year.

In the villa and townhouse segment, the impact of high-net-worth individuals has been particularly evident. Allsopp & Allsopp registered the average transaction price at a remarkable AED 8.7 million, a 21% increase from last year. This trend reflects the ongoing demand from ultra-wealthy buyers who are setting new benchmarks across Dubai’s most exclusive communities. 

This momentum is highlighted by three major transactions reported by Allsopp & Allsopp. A Palm Jumeirah, Frond M villa sold for AED 40 million, a Wildflower villa in Jumeirah Golf Estates at AED 35.5 million, and a villa in Jumeirah Islands for AED 35 million. These landmark deals not only showcase Dubai’s appeal to the world’s wealthiest individuals but also contribute to the rising average prices citywide. 

The villa and townhouse market remains especially robust, with DLD recording a 28% increase in transaction volume compared to the second quarter, as more families and long-term residents make Dubai their permanent home.

The off-plan market, meanwhile, showed signs of tightening supply. With 6,176 units completed, a decline of 12% year-on-year, and 28,573 new units launched, a 30% annual decline - the gap between supply and demand is becoming a critical factor. With nearly 600 new residents arriving daily, this dynamic raises important questions around future affordability and availability that may lead to further price adjustments. 

The rental market also saw a strong third quarter, with transaction volumes rising by 15% from the previous quarter. New rental contracts jumped 31% during the period, a reflection of the significant number of new residents moving to Dubai over the summer. Allsopp & Allsopp’s own data mirrored this trend, recording a 40% increase in rental transactions compared to the last quarter, providing further evidence of the city’s enduring appeal to expatriates and professionals seeking new opportunities.

Overall, the data reinforces Dubai’s position as one of the most dynamic and resilient real estate markets in the world. The combination of rising property values, high-profile sales, and rapid population growth demonstrates a market that is successfully evolving to meet the needs of both ultra-wealthy investors and the wider resident base. 

With looming supply constraints, opportunities for capital appreciation remain strong for investors, while landlords continue to benefit from robust rental demand. 
This positive market outlook solidifies Dubai’s reputation as a secure and rewarding long-term investment destination.

## Adjusting to Life in Dubai

Many of the real estate agents discussed the initial adjustment period upon arriving in Dubai. Leaving behind a familiar life and network can be tough. As Matthew shared, “I think mainly it was just leaving everyone behind and making that change into adjusting to the life.” Despite initial loneliness, he found that building new connections quickly became easier.

Emma noted that the decision to move was about seeking more from life. "I had a good job, a stable life, but I was constantly chasing for more." The weather, lifestyle, and job prospects in Dubai eventually convinced her that she made the right choice. 

## Networking and Social Media

Networking is crucial for success in Dubai's real estate market. Kane emphasised the importance of entering the industry with a "yes mentality," engaging with different events and people, even without an initial network. Social media also plays a significant role. Although some were hesitant or unsure about its effectiveness, everyone agreed that personal engagement and sharing authentic experiences on social platforms can enhance business opportunities. 

## Living and Working in Dubai

Conversations also touched on the cost of living in Dubai. Contrary to popular belief, many found it to be quite manageable. "Petrol, for example, is cheaper here," Matthew pointed out. The convenience of life in Dubai was another standout mention, whether it's ordering groceries or getting a dry-clean done, the efficiency of services impressed everyone.

The transition from office work in the UK to Dubai’s dynamic work environment required some getting used to. Emma humorously remarked, "You have to sometimes crawl through windows to get into a property," highlighting the hustle involved in daily work life.

## The Glamour and Reality of Dubai

While Dubai often pictures a glamorous lifestyle, Cath reminded us that the reality involves navigating through the heat and occasional logistical challenges of the city. The team stressed that Dubai isn't just the luxury people see online, there are everyday routines, from walking dogs to watching Netflix, just like anywhere else in the world.

Thursday 18th September, Dubai UAE - The US Federal Reserve has announced its first interest rate cut since December, with two further reductions anticipated later this year. Following this decision, the UAE Central Bank, aligning its policy with the US dollar, has also reduced its base rate by 25 basis points, bringing it down from 4.40% to 4.15%.

This decrease in interest rates is expected to be a significant boost for the Dubai property market, improving affordability for buyers and lowering monthly mortgage repayments. This creates a prime opportunity for both seasoned investors and first-time homebuyers to enter the market.

“This is great news for anyone looking to buy property in the Dubai real estate market,” said Michael Melim, Head of Mortgages at Allsopp & Allsopp. “More favourable borrowing conditions will support affordability, encourage more people to invest, and continue to drive momentum in the market.”

For those holding variable rate mortgages, repayments can be expected to decrease in line with the cut, as rates are directly linked to the central bank or lender’s base rate.

Federal Reserve Interest Rate Cuts Unlock Greater Affordability For Dubai Property


Before joining Allsopp & Allsopp, Jack Holland was working at Barclays Bank in the UK as a fraud strategist. It was a solid corporate role with plenty of responsibility and a clear career path. On paper, it ticked all the boxes but the reality wasn’t what he wanted. He was putting in 40 to 45 hours every week, going above and beyond without a change in his salary.

Jack knew he wanted more than just a payslip at the end of the month, he wanted a career where the harder he worked, the more he could achieve and where his earnings would reflect his effort. That drive for a performance based role is what brought him to Dubai’s real estate industry.

He joined Allsopp & Allsopp in November 2022 and began his training describing it as “concise, practical, and packed with valuable insights”. He knew that real estate was always going to be a sink or swim environment and the classroom could give him the foundations, but the real test would come once he was out in the market.

His first role was with the Green Community lettings team. Very quickly, Jack realised he had a passion for sales and asked to make the move, but the leadership team encouraged him to stay in leasing for a little longer to build more experience. At first, it felt like a delay, but it turned out to be a blessing in disguise. Within two weeks of finishing training, he closed his first two deals in lettings and followed that up with a strong month of results proving to himself that he could make it in this fast-paced industry.

By February 2023, the move to sales was set and Jack joined the Arabian Ranches team, starting in Arabian Ranches 3, where he worked primarily with off-plan properties and investor clients. While he gained valuable experience in that market, he realised that he wanted to work more closely with homeowners looking to buy and sell properties they actually lived in. It was a personal preference, but also an opportunity to build deeper, more long-term client relationships.

The switch to Arabian Ranches 2 was a success and within just five days of moving teams, Jack sold his first property there and he did it the old fashioned way, by knocking on the owner’s door.

Alongside his success in Arabian Ranches 2, Jack has spotted a gap in the market for Palm Jebel Ali, an ambitious off-plan development attracting high-net-worth buyers from around the world. With properties ranging from AED 20 million to an incredible AED 40 million, Jack decided to also specialise in the area. His focus has paid off, earning him a strong market share and a personal best sale at the AED 40 million mark.

“Real estate in Dubai is a rollercoaster. It’s definitely put me in some of the toughest positions of my life, but if you keep at it and listen to what they say at Allsopp, it’s all worth it.” Jack says reflecting on his time at Allsopp & Allsopp so far.

From Banking to Breaking Records: Jack Holland’s Journey at Allsopp & Allsopp


In this week’s episode of Keys to The City, Director Kameron Hutchinson sits down with Sales Consultant Chloe Pepworth to share her incredible journey into Dubai real estate. 

Chloe opens up about packing up her life with just eight hours’ notice, the challenges she faced in securing her first live listing, and how she kept herself grounded when presented with new opportunities. She also reflects on closing her very first sales deal and explains why, despite the hurdles, she wouldn’t trade her career because she thrives on the highs of real estate.


## From Psychology to Property

Chloe's academic background is far from typical for a real estate agent. She studied psychology and criminology at university and even worked in the mental health sector, running therapy groups for young people. She believes this experience, which involved having many difficult conversations, has made negotiating deals "quite easy in comparison." Her psychological training also gives her a unique edge, allowing her to better understand client signals, know when to push for a deal, and when to back off.

## Landing a First Job

Chloe's proactive nature was evident early on. At just 19 or 20, after applying for a lettings negotiator job online and not hearing back, she took her mum’s advice and went directly to the office. She made an effort to look professional, handed in her CV, and when asked why she brought it in person, she confidently replied, "I don't think my CV does me justice." This bold move not only got her the job but also taught her the importance of showing initiative and personality beyond a simple paper application.

## A Spontaneous Move to Dubai

Her move to Dubai was just as spontaneous. Chloe packed for her new life in a mere eight hours, a testament to her adventurous spirit. However, the transition was made seamless thanks to her new company's support. She highlighted the unparalleled interview process, which included a clear focus on the employee's well-being by handling details like accommodation, transportation, and visa processing immediately. This allowed her to focus on her job rather than the logistical stress of moving to a new country.

## Finding a Home 

Chloe initially lived in a shared villa, which she credits with helping her build a strong social network and learn from more experienced agents. While she eventually moved into her own place, the shared living experience was crucial for her early days. 

## Her Competitive Edge

Her diverse background, including growing up in France and Austria, has also provided her with a unique competitive edge. Being fluent in French has not only helped her connect with French-speaking clients but has also led to new business opportunities. She emphasises that while a second language isn't essential, it can certainly set you apart in the diverse Dubai market.

## The Rollercoaster of Real Estate

Chloe's first deal was an offline rental property, which took several months to secure. She recounts the initial frustration of a potential buyer going with another agent, but she quickly turned the situation into a learning experience about qualifying clients more effectively. 

This positive mindset paid off, as she eventually sold her first property to that very same buyer. She describes the high of closing a deal as "unbelievable" and "addictive," which keeps her motivated despite the emotional ups and downs of the job.

Now, as a sales agent in the luxurious Al Barari area, Chloe's passion for her work is palpable. She advises aspiring real estate agents to be confident, get immersed in their community, and embrace the opportunities that come their way. She also offers a key piece of advice, The "Dubai stone" is real, and it's important to prioritise self-care and exercise alongside a demanding work schedule.

Allsopp & Allsopp Appoints Specialist Roberto Pérez in a Strategic Move to Strengthen Market Share in Dubai’s Luxury Real Estate Market 

Wednesday, 3rd September, Dubai, UAE - Dubai’s real estate market once again showcased its remarkable resilience in August, with apartments driving strong activity across both sales and rentals. Despite the perceived slower summer months, confidence in Dubai real estate remains strong, reflecting the city’s continued growth and appeal to investors, residents, and business owners.

The Dubai Land Department (DLD) reported a total sales value of AED 40.45 billion for August. While this was a 22% decrease compared to July, the adjustment was anticipated with the warmer weather and seasonal travel. Importantly, sales still posted a 6% year-on-year increase, reinforcing the upward trajectory of Dubai’s wider economic market. This is further underpinned by the government’s announcement that the emirate’s population has now reached 4 million, a rise of 1.5 million over the last decade cementing demand across the city.

Apartments dominated the market in August, accounting for 89% of sales transactions by volume and 71% by value, overtaking villas and townhouses, which had claimed a larger market share in July. Compared to August 2024, DLD data recorded a 26% increase in apartment sales value, while Allsopp & Allsopp reported an even stronger 31% surge , highlighting a robust buyer appetite. These purchases are largely driven by new residents and savvy investors targeting rental and holiday home opportunities.

Price trends also supported apartment strength with DLD reporting an average apartment price of AED 1.9 million, while Allsopp & Allsopp recorded a higher average of AED 2.6 million. The market also saw a significant 25% month-on-month increase in transactions for apartments below AED 1 million, demonstrating a diverse and healthy buyer base actively seeking more accessible entry points into the market. 

This trend, coupled with a growing number of international buyers from South Korea, South Africa, Australia and Canada, reinforces Dubai’s status as a secure and attractive global investment hub.

The rental sector echoed this momentum as Allsopp & Allsopp reported a 43% increase in total apartment rental value and a 48% rise in rental transactions month-on-month, proving that demand for apartments is equally strong on the leasing side. The most active rental areas were Downtown Dubai, Dubai Marina, Business Bay, Town Square, and JLT, with the leasing team seeing a 34% increase in registrations. Encouragingly, nearly half of landlords (49%) are now accepting four or more cheques, a sign of growing flexibility and a tenant-friendly market.

Even in August, a month often associated with a lull in activities, Dubai’s apartment market has proven to be a cornerstone of the city’s real estate strength. With sales and rentals both performing strongly, and sustained population growth driving demand, confidence in Dubai remains unwavering. The apartment segment, in particular, is proving its resilience and broad appeal, further solidifying Dubai as one of the world’s most dynamic and reliable real estate markets.

Our Biggest Agent Transfer Yet: Disrupting Dubai’s Real Estate Market


Chris Clarke began his property career in the UK as a trainee negotiator with the country’s largest estate agency group. Over the following years, he steadily progressed, moving into senior negotiator roles, property listing, and eventually working as a mortgage advisor. 

Despite this upward trajectory, Chris felt his growth had plateaued, working long hours, limited pay, and a workplace culture that didn’t align with his ambitions. This led him to seek new opportunities abroad.

Upon arriving in Dubai and joining Allsopp & Allsopp, Chris quickly realised that while his UK property background helped with the initial training the market here was completely different. The training provided was excellent, and colleagues Chloe and Jade were always on hand to support him during the transition however there were lots of differences in the UAE market that he needed to learn.

One of the biggest challenges initially was handling rejection. In the UK, clients often call the estate agency to view properties or book appointments, making the process more reactive. Dubai, by contrast, demanded a more proactive approach such as managing client enquiries, finding prospects, listing properties, taking photos, and doing your own marketing all in a single role, unlike the UK system where there is a designated person for each job role.

Chris’s breakthrough came just two months into his role. A colleague approached him at 5 pm with a “hot buyer’s criteria”, and he decided to stay late that evening, contacting every single seller in the community that matched the requirements. Within 24 hours, the property was secured, viewings were completed, and contracts signed. 

“Taking the risk and moving to Dubai was the best thing I ever did. My thought process now is that if I am not making the calls then someone in another agency is and that can be the difference between £0 and £10,000 in your pocket.” Chris says. 

Chris initially started in the Town Square community but quickly moved to the Creek and Meydan team, following a plan he had set himself from the beginning. Over the past 12 to 18 months, he focused on apartments in Dubai Creek Harbour, before shifting entirely to District One Villas, where he has truly thrived. 

To date, Chris has completed 50 deals with Allsopp & Allsopp, a testament to his dedication, proactive approach, and ability to turn challenges into success in Dubai’s competitive property market.

For 12 years, Emma Kerr lived her dream as a professional ballet dancer with the Birmingham Royal Ballet. Dubai’s Leading Real Estate CEO Exposes the Market Like Never Before


Before joining Allsopp & Allsopp, Michael Kiflezghi had already built a couple of years’ experience as a real estate agent in London. He enjoyed the work, the client interaction, and the satisfaction of closing deals but the earning potential simply wasn’t where he wanted it to be.

When Allsopp & Allsopp approached him and shared what was possible in Dubai, the opportunity felt like a natural next step. Michael had always aimed to significantly increase his earnings, and the numbers he was shown made it clear - the UK couldn’t offer what Dubai could.

Taking the leap meant giving up the safety net of a fixed salary which was a big gamble at the time, but Michael decided the potential reward outweighed the risk. As he puts it, the career opportunities in Dubai were on an entirely different level.

He began his journey with the Jumeirah Lake Towers (JLT) sales team, immersing himself in the apartment market. In training, when asked if he wanted to work in apartment or villa communities, his answer was simple: “Which gets deals done faster?” Apartments won, and that’s where he focused his energy.

In his second year, Michael joined the Marina team, one of Dubai’s most competitive and high-demand areas. The move proved to be the right call, allowing him to expand his client base and work on properties that matched his ambitions. By January 2026, he will have been with Allsopp & Allsopp for three years, during which he’s sold an impressive 52 properties, 19 in his first year, 22 in his second, and already 10 so far in 2025, with more in the pipeline.

The journey wasn’t without its challenges. In his early months, Michael had used up all the savings he’d brought over from the UK and was under intense pressure to get a deal over the line. That breakthrough moment came just in time, giving him the momentum and confidence to push forward. From there, the sales kept coming.

“The first 6 months are the toughest, but if you work hard and get your head down it all works out and pays off. You have to be willing to put in the work. Allsopp & Allsopp gives you a great platform where I have been able to excel and fulfil my potential,” Michael says.

How Dubai Tenants Are Justifying Higher Rents

Dubai, UAE - August 12th, 2025 - Dubai’s commercial property market is entering a period of remarkable momentum and the numbers tell a story that can’t be ignored.

In July 2025, total commercial sales and leasing transaction values skyrocketed by 271% compared to the previous month, while transaction volumes rose by 75% over the same period. Compared year-on-year, the surge is even more dramatic: 283% growth in transaction value and a 40% increase in volume from July 2024 to July 2025.

While average annual rental prices in July 2025 stood at AED 530,200 for commercial properties, a decline from last year’s AED 1,698,390, this trend suggests an opportunity for tenants to secure favourable deals now before rates inevitably adjust upward in response to growing demand and limited supply.

Dubai’s commercial property market is attracting a diverse set of investors and tenants. In July 2025, top investing nationalities included India, the Netherlands, Saudi Arabia, and the United Kingdom. Proof that demand is being driven by a global mix of entrepreneurs, SMEs, and corporate giants.

Ever Wonder Why Dubai’s Top Agents Always Start at Allsopp & Allsopp?

Dubai, UAE, Wednesday 6th August - While summer is typically seen as a quieter period for property markets, Dubai continues to challenge that perception, with July delivering a strong performance across both sales and lettings, particularly within the rental market.

According to the Dubai Land Department (DLD), the total value of property sales transactions in July reached AED 51.67 billion, representing a 17% increase compared to June 2025. The volume of transactions across residential and commercial sectors also rose significantly, increasing by 21% month-on-month and 26% year-on-year. This reflects sustained confidence from both investors and end-users, despite the traditionally quieter summer period.

The summer months have brought a new wave of families arriving to Dubai ahead of the academic year. A 6% increase in private school student enrollment for the 2024-2025 school year has already been recorded, and with five new schools set to open in 2025, the demand for family-friendly villas and townhouses continues to grow. This influx of new residents is also directly fueling the demand for larger homes as families seek to settle in, making the rental market exceptionally active even during the traditionally slower summer months.

This surge in demand has resulted in a sharp uplift in rental activity with the DLD reporting an 12% increase in new rental contracts compared to June, with villa and townhouse rental volume rising by 8%. Allsopp & Allsopp observed even stronger figures, recording of 26% increase in villa and townhouse rental volume and a 33% year-on-year rise in the average price of these properties. This data reinforces the idea that more families are arriving to Dubai and opting to rent a villa or townhouse before purchasing. 

Apartments have also experienced a notable boost, with rental volumes increasing by 37% month-on-month, likely due to an influx of professionals such as teachers, hospitality workers and corporate employees moving to the city ahead of September.

We know the perception is that the Dubai real estate market slows down in the summer, with so many people away on holiday, but the reality is just the opposite" says Lewis Allsopp, Chairman at Allsopp & Allsopp. "This July has been one of our strongest months yet, and the reason is simple - this is prime time for people relocating, starting new jobs, or getting their children settled in school. The sheer volume of activity, especially in the lettings market, just goes to show the immense global appeal Dubai has as a place to live and work.

Allsopp & Allsopp lettings team has experienced a 21% increase in new listings, a 14% rise in client registrations, and a 24% surge in viewings during July, underlining the strength of the market even during what is typically considered a seasonal lull.

In terms of rental distribution, villas and townhouses made up 33% of the total rental transactions in terms of volume, while apartments accounted for 67%. However, villas and townhouses took the lead in terms of value, representing 58% of the total rental market share, compared to 42% for apartments. This further highlights the growing premium placed on space and lifestyle by incoming residents.
Dubai’s ongoing transformation into a family-oriented, globally attractive destination, driven by its infrastructure, education options and high quality of life, is continuing to fuel demand, even through the summer months.
