2024 Market Snapshot: Dubai Real Estate Rewrites the History Books

As November comes to an end, Dubai’s property market recorded 12,543 transactions, an 18% increase from the same period last year, with total sales value reaching AED 30.5BN. The average sales price per square foot reached AED 1,664, the second highest in Dubai's history.

This strong performance comes with an interesting shift in market dynamics. While overall property values saw a slight 7% dip, the high volume of sales transactions points to an evolving market. This is likely driven by a surge in first-time buyers entering the more affordable segment. With 77% of transactions priced under AED 3 million, the market demonstrates healthy growth fueled by increased accessibility.

Off-plan sales continued to dominate the market, accounting for 60% of all Dubai sales transactions, a 35% increase year-on-year with a total value of AED 15.8BN.

### Dubai's Property Market on Track for Strongest Year-End Finish

Dubai's property market continues to defy expectations, with October 2024 marking another period of significant growth. 

Sales transaction value stood at AED 50 billion and surged by 82% year-over-year, driven by increased affordability and strong investor interest. The sales volume of the market stood at 20,460, with apartment sales soaring by 76% year-on-year while villas and townhouses closed off by 21%. October also witnessed a rapid rise in the luxury market, seeing 67 sales taking place over $10 million - reaffirming growing investor interest. 

The rental market also experienced substantial growth, with a 64% increase in new rental listings and rising demand leading to increased rental prices and flexible payment options. British and Indian nationals remain the top buyers, with growing interest seen from Canadian and German buyers.

On the off-plan market, developers are actively responding to demand by launching new projects, particularly in popular areas like Jumeirah Village Circle, Dubai Hills Estate, and Motor City - While the off-plan market accounts for 67% of all sales in the market with an impressive value of AED 26.8 billion!

The Allsopp & Allsopp October property market snapshot has arrived!

### Increased affordability continues to drive Dubai’s property market in Q3 2024

As Q3 comes to an end, Dubai’s property market continues to set new benchmarks, showing strong growth and significant investor interest. The total sales value reached AED 113BN, marking an impressive 28% increase from Q3 2023.

The market, fuelled by over 400 days without an increase in interest rates, has seen the reduced cost of borrowing money for property in Dubai increase affordability for potential home buyers.  As a result, total sales transaction volume (46,219) surged by a historic 42% in comparison to the same period last year.

Apartment sales (37,165) increased 48% compared to Q3 2023 and accounted for 80% of all Dubai sales transactions.

Villa and townhouse sales made up the remaining 20% of sales transaction volume and accounted for 42% of total market sales value in Q3 2024, with demand continuing to outweigh supply across residential communities.  The imbalance between demand and supply could suggest potential price increases over the coming months.

As developers continue to try and meet the levels of demand across the market, we have seen the launch of 22,555 off-plan units, an 8% increase from last year.

With overall demand for properties consistently exceeding supply, and low interest rates increasing affordability, the Dubai residential market is expected a further boost, leading to a strong year-end finish

Dubai's Weekly News Snapshot: The Ampersand 06-09-2024

### Following a strong summer, Dubai's property market experienced even more momentum in August as residents and new expats settled back into the city.

Property prices reached AED1,431 per square foot - an 18% year-over-year increase. Sales volume and value have also seen significant growth, driven by both residents and new expats settling in the city.

According to the Dubai Land Department data, the city recorded AED 37.3 billion in sales value, a 33% increase from August last year. Additionally, total sales volume grew by 36% compared to the same period last year, reaching 14,992 residential sales this month.

Off-plan sales maintained their domination over the secondary market, accounting for 69% of volume and 61% of total value in August. An additional 8,665 new off-plan units were launched during the month, almost doubling the number of launches compared to August last year.

Reflecting the thriving market activity, our team at Allsopp & Allsopp saw sales transactions increase by 16% compared to the same period last year. 

Year-on-year viewings have seen a 39% growth, an impressive trend we have noted during all the summer months this year. As the luxury market continues to appeal to HNWIs, our team recorded sales exceeding AED 10 million doubling year-on-year!

On the lettings side, our team recorded rental transaction volumes rising by 7% compared to the previous month. As more wealthy migrants move to the city, we are seeing this reflected in the top rental transactions. In August, the top three rentals exceeded AED 1 million in Jumeirah Golf Estates.

The overall growing demand for rental properties led to a significant 43% increase in viewings compared to the previous year, with rental listings also climbing by 8% from the previous month.

September promises to be an interesting month, with an influx of residents and expats, a growing wealthy population, potential interest rate reductions, and increased supply. Additionally, the outcome of recent international elections may influence the level of demand and foreign investment in Dubai.

Dubai's Weekly News Snapshot: The Ampersand 09-08-2024

## As we close off the first half of 2024, Dubai’s property market has shown impressive growth across all residential sectors with no signs of slowing down.

The total sales value soared to AED 190 billion, marking a 38% increase from H1 2023, with total sales transactions (74,467) up 36% compared to the same period. 

Apartment living continued to be favoured, reaching 60,836 sales, a 41% compared to H1 2023 and accounted for 82% of all Dubai sales transactions in 2024. Villa and townhouse sales comprised the remaining 18% of sales transaction volume but accounted for 40% of the total market sales value in the first half of 2024, with demand across well-established residential communities remaining strong.

In the first six months of 2024, off-plan sales transactions, reached an all-time high (45,271), up 55% vs. H1 2023 with a total sales value of AED 96 billion. Looking into new property supply entering the Dubai residential market, 20,652 new homes were completed in 2024, up 93% compared to H1 2023.

Looking at the top of the Dubai residential sales market, we have seen the number of millionaires residing in Dubai surpassing 72,500 in 2024, further solidifying Dubai’s position as the world's leading ultra-luxury real estate market. This significant increase in high-net-worth individuals saw a record 196 homes over $10m sold in Dubai in H1 2024!

At Allsopp & Allsopp, H1 concluded with records and exciting launches! Total sales volumes across the business rose 25% in the first six months of the year compared to H2 2023.

Following the successful launch of Allsopp & Allsopp's 'Private Office,' sales of ultra-luxury properties >$10m increased 69% for the same period.

Off-plan sales transaction volume was up 77% compared to H2 2023, generating 267% more sales value for the same period as demand from end users and investors alike for units in premium off-plan projects across the city soared.

On the lettings side, our team noted an 81% increase in rental viewings and a 36% increase in new rental listings coming to market with Allsop & Allsopp vs. the same period last year.

Apartment rental prices have shown steady growth, particularly in Downtown Dubai, Dubai Marina, and Business Bay. 

Demand for Villas and townhouses soared in the first half of 2024, with average rental prices increasing 27% compared to H1 2023.

At the top of the market, our teams saw an increase in rental transactions of>AED1m per year across exclusive residential communities such as Jumeirah Golf Estates and Dubai Hills Estate, with the team’s highest single rental transaction reaching AED 2.6M.

The Allsopp & Allsopp Dubai Property Market Report for H1 2024!


## May was monumental for Dubai’s real estate market, hitting unprecedented highs!

Riding on the upward momentum we have witnessed so far this year, May saw sales transactions skyrocket by 56.7% from last year, totalling 16,328 based on Dubai Land Department data. Similarly, sales value climbed to over AED 38 billion, recording a 41.1% increase.

Off-plan sales continued to be the star of the show, making up 64.7% of transactions. May saw a total of 3,393 units handed over at completion while an additional 4,009 new off-plan units were launched.

Following the success of off-plan sales, apartments ruled the market by representing 82.3% of sales, while villas and townhouses took 17.7%!

Mirroring the overall market boom, Allsopp & Allsopp celebrated its highest sales month ever with a 103.1% increase from Q1 2024.
Allsopp & Allsopp rentals followed suit, recording a 64% year-on-year increase in lettings viewings and a 16% rise in client registrations in May. New property listings were also on the uptick with an 18% month-on-month rise.

A few months after the Dubai Land Department implemented stricter regulations to eliminate fake listings, we are seeing a more transparent market. The improved searching experience for tenants aligns with the overall increase in viewings, registrations, and new
property listings.
