Allsopp & Allsopp Welcomes Mortgage Powerhouse Michael Melim as Head of Mortgages


This week, Daniel Maloney, Revenue and Performance Director, and Paul Kelly, Operations Director, explore how Dubai is evolving into a more mature and stable market. They also take a closer look at the potential impact of Trump’s policies on interest rates and what this could mean for buyers. Plus, will we finally see rental prices begin to ease? ## Sales Down Q-on-Q, But Up Big Year-on-Year

Total value in Q1 was down 2% quarter-on-quarter, but there was a 23% increase year-on-year – and a 29% jump in value. So things are definitely still heading in the right direction.” Dan and Paul were quick to point out that quarter on quarter comparisons can be misleading, especially in property. Transactions take, what, 8 to 12 weeks? So judging things on a quarter-by-quarter basis is always going to be a bit short-sighted. For me, year-on-year gives you the real story and that story is, the market’s still busy and maturing.”

## A Stabilising Market is a Confident One

Interestingly, they talked about how a stabilising market isn’t a bad thing. Quite the opposite. Investors like predictability. If prices are going up 25–30% every quarter, it feels volatile, but when you see smaller, steady increases, you get more confidence in the long-term they discuss.
“It’s part of what they describe as Dubai becoming a “mature market” – something we’ve heard more and more recently. “Six years ago, it was very different. Now there’s the golden visa scheme, a more structured ecosystem, and just genuine reasons why people want to live and invest here.” says Dan.

## Is The Rental Market Slowing Down?

Dan brings up that there has been a bit of noise around the rental market seeing a dip but the team don’t reckon it’s a cause for alarm. “We’ve seen a 9% decline in rental renewals and a 19% drop in new contracts, but prices haven’t really budged, only about 1% down, which is nothing.”
They linked it back to more people choosing to buy rather than rent, “The lower end of the sales market is heating up. People are arriving in Dubai and getting straight onto the ladder especially with off-plan options around the 1.4m AED mark.That’s how a mature market works, people buy, benefit from capital growth, then maybe move up the ladder later.

## High-End Market Still Flying

They gave a shout to the top-performing areas in quarter one, Jumeirah Golf Estates and Al Barari, continuing to smash it. The JGE team has a 52% market share which means that one in every two homes sold in the market is going through them.

“We’re seeing transactions now at AED 250–300 million and they’re not even making headlines anymore” says Dan. It’s not just the ultra-prime market. There’s solid activity across price points, especially between AED one to three million and five to ten million.
They discuss the 16% increase in viewings in Q1 versus last year, demonstrating interest across the board

## Landlords – Time to Upgrade?

With more people buying and some rental slowdown, landlords might need to stay sharp. Paul and Dan mention that If you’ve got an older property and all the new stock’s coming in shiny and brand-new, you’ll need to spruce yours up or risk losing value.

But again, no doom and gloom here there’s still demand with people moving here. There’s no rental price crash incoming. There was also talk about population growth expected to hit four million plus by year-end and what that means for the market.

“It just backs everything up, you walk around Dubai and the place is buzzing. F&B is busy, malls are packed, people are spending, that energy feeds into the property market.”  For those wondering whether now’s a good time to buy? Dan says, “if the people in the industry are buying themselves, that’s usually a good sign.”

Signs of Stability: Is Dubai’s Market Finally Maturing?

## Dubai, UAE - [Friday, 4th April 2025] Dubai’s real estate market continues to demonstrate its resilience and unstoppable momentum, reporting significant growth in the first quarter of 2025. Data from the Dubai Land Department (DLD) revealed a substantial 29% year-on-year increase in total sales value, reaching AED 114 billion. This impressive result was further underscored by a 23% surge in sales volume compared to the same period in 2024, firmly reinforcing Dubai as a leading global investment hub.

These trends are mirrored, and in some areas, exceeded by data from Allsopp & Allsopp, reporting a 58% year-on-year increase in total sales transaction value for the first quarter of 2025. Notably, Allsopp & Allsopp also recorded a 7% rise in sales volume compared to the final quarter of 2024, suggesting a sustained upward trend. While quarterly data did not present any dramatic shifts, it subtly hints at a market entering a phase of greater stability and maturity - a significant development for Dubai’s property sector. 

Lewis Allsopp, Chairman of Allsopp & Allsopp said: “The 65% year-on-year increase in villa and townhouse sales is a clear indication of strong investor confidence and a desire for long-term residential opportunities. The sustained growth in sales activity is also influencing the rental landscape. While rental prices have seen upward pressure in recent years, the data suggests a potential shift. The DLD reported an average sales price of AED 2.7 million in Q1 2025, positioning homeownership as an increasingly accessible option for many. This is reflected in a 9% decline in rental contract renewals and a 19% drop in new rental contracts, according to DLD figures.

“While we don’t anticipate a sharp decline in Dubai rental prices in the immediate future, the increasing move towards homeownership is a notable trend” said Lewis Allsopp, Chairman of Allsopp & Allsopp. “The 13% decrease in rental transaction volume suggests a potential recalibration of the rental market and this could lead to more stability as supply adjusts to demand and landlords adapt.”

Q1 2025 real estate data shows strong sales activity and the emergence of a more mature and stable phase. The shift towards homeownership is reshaping the rental landscape, presenting new dynamics for both buyers and renters in the months ahead.

Is This the Stability We Have Been Waiting For? Q1 Hints At a Maturing Market


In this episode of the "Taking Care of Business" podcast, host Marc Walters sat down with Private Office Advisor, Ryan Hudson. If you're in the Dubai real estate scene, you've likely heard his name. This wasn't your typical interview; it was a candid and often hilarious look at the career of a top-performing agent.

## From Car Washing to Real Estate

Ryan's journey wasn't exactly paved with gold. He started out washing cars and working in a pub in the evenings after dropping out of University. Eventually he landed an apprenticeship in an estate agency. "I used to wash cars in the morning, go to the job in the estate agency, and then work in the pub at night," Ryan recalled, painting a picture of his relentless work ethic from the get-go.
He joined Allsopp & Allsopp, and let's just say, his arrival made an impact. "I remember when you came in and you were like...just a little snotty old kid," Marc joked. Ryan admitted to being "intense" and relentless, a trait that both helped and hindered him.

## The Ruthless Rise and Learning to Work Smart

The early days were a "kill or be killed" environment, Ryan explained. "It was the perfect environment to go into because you always wanted to be one better than the person next to you." This drive propelled him and before burning out Marc pushed Ryan to work smarter, not just harder.

This shift involved delegating, building a team, and letting others flourish. "That's when I really started to enjoy this job as well," Ryan shared.

## From Marina Mastery to Property Portfolio

The conversation then turned to Ryan's property journey. He bought his first property in the Marina, a decision made right before COVID hit. "I sh**t myself, to be honest with you," he confessed, but the investment paid off with his trust in the market.

Ryan's portfolio has grown, including properties back in the UK. However, his focus is now firmly on Dubai. "I don't think I'll buy anything back in the UK," he stated, highlighting the perceived safety and opportunity in the UAE market.

## Relentlessness and Relationships

Marc described Ryan's work ethic as "relentless," a trait that both attracts and repels clients. "I think 80% of people love it, 20% absolutely can't stand me," Ryan said. He embraces his intensity, arguing, "At least you'll never miss out on an opportunity."

Building relationships is key for Ryan, but he does it his way. "I'm professional, very professional, but I don't turn up with a three-piece suit and a clipboard and be someone I'm not. Whereas I think these sellers are actually enjoying having a bit of fresh air."

## Taking a Break For The Better 

Marc turns the conversation to Ryan leaving Allsopp & Allsopp to take on a new role and asks “why did you decide to come back”. Ryan admits taking a break from being an agent and trying something new paid off for him as he realised being an agent was exactly what he was good at and wanted to go back to. 

## Looking Ahead: Family, Future, and Favorite Projects

Ryan's personal life is also evolving, with plans to start a family. "I want to be a dad, have a family and settle down," he shared. When asked about his future plans, he expressed a desire to "enjoy myself for a few months" before diving back into investing.

When asked for his top project pick, Ryan didn't hesitate: "Palm Jebel Ali." His reasoning? "Just can't see it going wrong."

Back in 2019, she was told she had two of the worst ideas—e-commerce and non-alcoholic drinks. Fast forward to today, and she’s one of the UAE’s most successful distributors in the industry. ## From Googling Margins to Dubai Domination

Some business stories are polished and predictable. Erika Doyle’s isn’t one of them. When the Drink Dry founder joined Lewis Allsopp on Taking Care of Business, she brought something far more refreshing than a rehearsed success story—honesty, humour, and the kind of straight-talking wisdom you don’t often hear in business interviews. From pitching to industry giants with nothing but confidence to quite literally Googling “what’s margin?” Erika’s journey proves that business isn’t about knowing everything—it’s about having the guts to figure it out.

## The "Worst Ideas" 

The conversation kicked off with a dose of reality. Erika recounted pitching her idea to a respected industry figure, only to be met with, "Darling, you’ve got two of the worst ideas I’ve ever heard: e-commerce and non-alc." Most would've retreated. Not Erika. "If you don’t ask, you don’t get," she declared, a mantra that clearly guided her journey. That audacity led her straight to giants like Corona and Peroni, not with a polished PowerPoint, but a direct, "Why not us?"

## From "Margin" Ignorance to Market Savvy

Then came the moment of honesty that had Lewis laughing. "I had to Google what margin is!" Erika confessed. She wasn't a seasoned business mogul; she was a determined entrepreneur learning on the fly. Her strength? Gut feeling and an uncanny ability to assemble a stellar team. "I am the dumbest person in my management meeting," she joked, praising her CFO and tech lead.

## The Trolley Hustle 

But building a brand wasn't just about securing suppliers; it was about creating a market. Erika was a one-woman marketing machine, armed with a trolley and a mission. "Grassroots marketing," she called it, from mum coffee mornings to stage presentations. The real challenge? Convincing the B2B world. Restaurants and hotels weren't moved by "customer experience." They cared about the bottom line. "The moment we talked margins, their eyes beamed!" Erika revealed, demonstrating her ability to speak their language.

## Timing is Everything

The timing couldn't have been more perfect. Dubai was embracing a health-conscious lifestyle, and Drink Dry fit right in. "COVID...we became a lot more conscious," Erika observed, noting the shift in consumer behavior. Non-alc wasn't just a trend; it was a reflection of a changing culture.

## A Catalyst for Innovation
Lewis and Erika discussed the time Erika, also an Allsopp & Allsopp client, offered some unfiltered feedback. "You’re not really delivering anything for us," she bluntly stated when interviewing for brokers to help sell her house. Instead of taking offense Lewis noted that he did listen and her feedback changed things for Allsopp & Allsopp. Her critique spurred the development of a new digital valuation tool.

## Dubai Dreams & the Drink Dry Vision

We wrapped up with Erika's vision for her Dubai dream home (Arabian Ranches 1, for those curious) and her unwavering commitment to the city. "Summer in Saint Tropez, winter Dubai," she declared, capturing her love for the Dubai lifestyle. Lewis concluded with a compelling endorsement: "Don't order the Coke Zero...use this brand." ## His advice for future entrepreneurs?

The world’s most successful businesses prioritise profitability and long-term expansion—yet not enough people seem to recognise this.”

One of our biggest achievements this quarter was the successful launch of our brand-new Sales and Lettings training programme. Spanning 4 to 6 weeks, this comprehensive programme blends full-day workshops with bite-sized sessions, giving agents the perfect balance of theoretical knowledge, real-life scenarios, and on-the-ground experience.

We take pride in making sure every new starter feels at home from day one. Paige, the People Experience Executive, kicks off their journey with a warm welcome. ## Celebrating Our First 2025 Graduates

A major milestone this quarter was celebrating our first training graduation of 2025! A total of 30 agents across Sales, Lettings, and Developer Sales successfully completed the programme. The event was a huge success, with certificates awarded to all graduates and special recognition for top performers.

Our graduates were welcomed by an incredible lineup, including the recruitment team who kickstarted their journey, our dedicated L&D team, HR People Partners, Managers, and senior leadership. A special visit from Carl and Lewis added to the excitement, making the occasion even more memorable.

It’s been inspiring to see new agents hit the ground running. Some secured their first listings within their first week of training, and others have already started closing deals just days into their journey with us.
